1. Area 1 on the overall project is listed on Sheet LP 101. A note is listed for mural on a wall within the HC-3 zone. It is not clarified if the mural is art or a sign on the plan sheet. Please note that either would need historic review due to the HC-3 zoning. A painted art mural, if planned, is separate from signage in that it does not provide advertisement or notice of a product or service. Signage within the HC-3 zoning classification should abide by the sign area allowances (max 40 square feet per street front, and be appropriate scale for the building).
2. Area 1, there’s an existing sign adjacent to the Presidio San Agustin entry off Court Av. Please provide clarity if this sign is to remain or be relocated / removed?
3. Area 2 – thank you for clarifying the signage at the Tucson Museum of Art location will remain.
4. Area 3, sheet LP 103, another wall mural is also depicted as anticipated. The same comment information from item 1 above would also apply here to this mural aspect.
5. Area 4, Sheet LP 104, a notation specifically for an art mural on a HC-3 zoned building is listed (Tucson Museum of Art). Please coordinate with historic review staff.
6. Area 4, Sheet LP 104 and sheet LP 302 show a sign on a “column” at the NW corner of Court and Alameda.
a) provide setback from leading edge of each street curb to the sign location.
b) Understood this is in right of way and will require Temporary Revocable Easement process.
c) Historic review and Sign Standards apply to identification signage.
d) Solar lighting is indicated on sheet 302. Note maximum color temperature for LED lighting is 4400k.
e) Sign lighting to have a timing device to ensure shut off at midnight, provide notes.
f) Identify location of battery pack and shut off switch.
g) Add note identifying how steel paneling is to be mounted
h) Note that further comments on the font, colors and sizes of lettering may be forthcoming

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.

COMMENTS:
1. Ensure all Zoning and Engineering comments are addressed prior to the Landscape/NPPO comments.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is November 17, 2024 .

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

2-06.4.2 - The title block shall include the following information and be provided on each sheet:

As a general note provide the type of application processed or overlays applicable, a statement that the project meets the criteria/conditions of the additional application or overlay, the case number, date of approval, what was approved, and the conditions of approval, if any.

COMMENT: 2-06.4.7.A.6.a - These sites are located in the historic zone (UDC 4.7.9). Historic Review is required. Zoning can not approve this Development package until the historic review has been approved.

- As the project is within the Rio Nuevo District (RND) review by the Design Review Board (DRB) is required. Provide the RND case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, and if applicable any conditions of approval on the plan. This review must be completed prior to approval of the development package.


2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.


2-06.4.8.B - All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided.

7. COMMENT: 2-06.4.8.B - If applicable provide the information noted by the standard above.

2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development

2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Indicate if there are any existing billboards on site. Compliance to the Sign Code, Chapter 3 of the Tucson Code, is required.
