Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is November 17, 2024 . Zoning can not approve this Development package until the historic review has been approved. - As the project is within the Rio Nuevo District (RND) review by the Design Review Board (DRB) is required. Provide the RND case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, and if applicable any conditions of approval on the plan. Thrall (Heather.Thrall@tucsonaz.gov) Codes: Unified Development Code (UDC) Sign Standards 7A, National Electrical Code (NEC) 600, Tucson-Pima County Outdoor Lighting Code (OLC), International Building Code (IBC) 2018: 1. One new sign is shown in area 4 for the Presidio vicinity. The sign is a column, with solar lighting planned. The notations indicate the construction, battery access and outdoor lighting code color temp (4400k and less). Outdoor lighting code will be met with implementation of a timer for midnight shut off. The sign consists of individual letters in vertical presentation on the column, approximately 5’ tall and 10” wide. The sign is less than 5 square feet and meant for pedestrians, not to be read from traffic. For purposes of the Sign Standards, it is an interior site sign and can be included with historic review as part of the overall improvements within the vicinity. No additional sign permit would be required for the construction of the sign when approved by the historic review process, providing any right of way approvals are also issued for the general improvements in the vicinity. 2. No other new signs are shown, nor are any to be removed and relocated, throughout the other improvement areas. The art pieces and art murals depicted as forthcoming are not signs, and not regulated under the sign standards. |
