3. The waste stream calculations show a 1x4 – CY container, but I don’t see one called out on the plans. Revise as needed.
4. The drainage report calls out exemption from First Flush requirements based on the site being less than an acre. This is incorrect, however, from the new Retention/Detention manual section 2.1.2.c since the expansion is less than 2,000 SF first flush is not required. Please show how the site is maximizing water harvesting in the new/refurbished landscape areas.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 22, 2023.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.1 – Provide the email address for the Architect & Geotechnical Engineer listed on sheet 1.

2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1122-00054, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.4 – Revise Zoning and Land Use Note 3 so that it identifies the existing use of the property as classified per the UDC.


4. COMMENT: 2-06.4.7.A.6.a – As you are proposing an IPP for parking if approved update the vehicle parking calculation to clearly show what was modified.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

5. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation does not appear to be correct. It appears that you are using the Multifamily Dwellings - Over 70 units/acre but the proposed 8 units on this site does not qualify for this ratio. Provide a vehicle parking calculation based on the Multifamily Dwellings - 0-70 units/acre found in UDC TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED.

6. COMMENT: 2-06.4.9.H.5.a – In the vehicle parking space calculation you list “TOTAL SPACES PROVIDED IN GARAGE 3” but there is no garage identified on the plan. Also, demonstrate that the spaces proposed in the garage meet the requirements of UDC Article 7.4.6.

7. COMMENT: 2-06.4.9.H.5.a – Detail 3 sheet 6 the location of the wheel stop does not meet the requirement of UDC Article 7.4.6.H.3.

8. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking space calculation is not correct. Per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, Residential Use Group, Multifamily Dwellings and Group Dwelling, the calculation is based on 0.10 spaces per bedroom. Minimum requirement is 2 spaces.

9. COMMENT: 2-06.4.9.H.5.d – Sheet 3 Construction Keynote 9 references “BIKE PARKING” but there is no keynote 9 shown on the plan.

10. COMMENT: 2-06.4.9.H.5.d – Detail 6 sheet 9 references “SEE PLAN AND KEYNOTES FOR NUMBER OF BICYCLE LOOPS” but the plan and keynotes do not address the number of loops.

11. COMMENT: 2-06.4.9.O – The “PUBLIC STREET” setback listed under the DEVELOPMENT STANDARDS TABLE is not correct. As this property has street frontage on a street, 6th Ave, designated on the COT MS&R map as an Arterial all street setbacks are based on UDC Article 6.4.5.C.2 and Table 6.4.5C-1.

12. COMMENT: 2-06.4.9.Q – Provide the square footage, height and the specific use proposed within the footprint of the building(s).
