07/24/2023 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Dutch Bros @ the Landing Development Package (2nd Review) TD-DEV-1122-00052 TRANSMITTAL DATE: July 24, 2023 DUE DATE: August 16, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 03, 2024. CONTENT REQUIREMENTS 1. This comment was not fully addressed. the page number and the total number of pages provided on sheets 2 & 3 is not correct. COMMENT: 2-06.4.2.D – Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) within the title block. 2. This comment was not fully addressed. The complete case number was not provided on sheets 1 and 3 – 12. Also no case number was provided on sheets 2 & 3. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1222-00, adjacent to the title block on all sheets. 3. This comment was not addressed the following shall be provided on the location map. COMMENT: 2-06.4.4.C – Provide the section, township, and range and label the section corners and scale on the location map. 4. This comment was not fully addressed. COMMENT: 2-06.4.6 – As this site is located within Planned Area Development (PAD-29) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed. 2-06.4.7.A.8 - For development package documents provide: 5. This comment was not addressed. COMMENT: 2-06.4.7.A.8.d – Provide a revised Lot Permitting Status Table per PAD-29 Section 3.C.1 within the plan set, see approved DP16-0044. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 6. This comment was not addressed. Clearly demonstrate how the requirements of UDC Article 7.4.9.B.1.e, 7.4.9.B.2.a, .b, .f, .g & 7.4.9.C.2.a are met. COMMENT: 2-06.4.9.H.5.d – Provide a short-term bicycle parking detail that clearly demonstrates that the requirements of UDC Articles 7.4.9.B.1, B.2 & .C are met. 7. This comment was not fully addressed, no Project Narrative was provided. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.G Sidewalks or crosswalks cannot cross any type of stacking areas for drive-through lanes. The proposed TSMR will need to be approved prior to approval of this DP. Also the TSM section listed on the TSMR application is not correct and should be 7-01.4.1.G. 8. This comment was not fully addressed. Provide a sidewalk width dimension at its narrowest point.i.e. from the building pop-out east to the curb. COMMENT: 2-06.4.9.R – Provide a sidewalk width dimension for the sidewalk shown along the east end of the building.
