This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 03, 2024. CONTENT REQUIREMENTS 1. Zoning acknowledges that the case number provided in this comment is not correct and should be TD-DEV-1122-00052. Provide the correct case number on 1 – 12. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1222-00, adjacent to the title block on all sheets. 2-06.4.7.A.8 - For development package documents provide: 2. This comment was not addressed. Provide the entire table and all totals shall be updated. COMMENT: 2-06.4.7.A.8.d – Provide a revised Lot Permitting Status Table per PAD-29 Section 3.C.1 within the plan set, see approved DP16-0044. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. This comment was not addressed. No short-term detail was provided and the following UDC Articles were not addressed: 7.4.9.B.1.e & 7.4.9.B.2.g. 7.4.9.B.2.f was not addressed correctly. The 2’ x 6’ parking space is measured from the edge of rack not the center, see UDC Figure 7.4.9-C. UDC Article Clearly demonstrate how the requirements of UDC Article 7.4.9.B.1.e, 7.4.9.B.2.a, .b, .f, .g & 7.4.9.C.2.a are met. COMMENT: 2-06.4.9.H.5.d – Provide a short-term bicycle parking detail that clearly demonstrates that the requirements of UDC Articles 7.4.9.B.1, B.2 & .C are met. 4. The proposed 3.75’ sidewalk with from the building pop-out east to the curb does not meet the minimum required 4’-0” width, TSM Section 7-01.4.3.A. A Technical Standards Modification (TSMR) must be submitted and approved to reduce the width as shown on the plan. COMMENT: 2-06.4.9.R – Provide a sidewalk width dimension for the sidewalk shown along the east end of the building.
