Please start a new FUP at our permit application web page: https://tdc-online.tucsonaz.gov/#/home NOTE: Documentation of a cost estimate from your contractor will be required if this project involves any reconstruction, repair, rehabilitation, structurally connected addition, or other improvement of an existing structure (including TI’s and solar). Construction of separate builds/new structures does not require a cost estimate to be provided. Instructions: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2. Locations -> Confirm the location is accurate to the project. Click “Next” 3. Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next” 4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next” 5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next” 6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next” 7. Signature -> Read the statement and type your name. Sign your name below (You may Enable Type Signature to have the software sign for you.) Click “Next” 8. Review and Submit -> Review all information to ensure accuracy. Per ADA standard 403.3, the cross slope of sidewalks should not be steeper than 2%. The sidewalks on either side of the building must have a cross slope less than or equal to 2%. | 03/15/2023 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: BIG-O Tires – Golf Links Rd Development Package (2nd Review) TD-DEV-1122-00050 TRANSMITTAL DATE: March 15, 2023 DUE DATE: April 01, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 17, 2023. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. Provide the rezoning case number adjacent to the title block on sheets and provide the conditions of approval on the DP. COMMENT: 2-06.4.7.A.6.a – Until rezoning C9-22-08 has been authorized Zoning cannot approve this plan. 2. Zoning will not sign off on the DP until either the plat is recorded or there is a building permit submitted for review where a hold can be put on the certificate of occupancy until the plat is recorded. COMMENT: 2-06.4.7.A.6.a – Until S22-057 has been recorded Zoning cannot approve this plan. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. Zoning will not sign off on the DP until either the agreement is recorded or there is a building permit submitted for review where a hold can be put on the certificate of occupancy until the agreement is recorded. COMMENT: 2-06.4.9.L – As access is proposed across the parcel to the west some type of agreement or easement is required. Provide a copy of the recorded document with the next submittal.
