1. Provide a close-up site plan such as sheet C101 from previous submittals.
2. The provided waste stream calculations are incomplete. Provide calculations that justify the size choice of the dumpster based on collection frequency as demonstrated in TSM 8-01.8 B. The provided calculations show that more than 10 cubic yards of waste would be produced weekly and with once a week collection the proposed 8 cubic yard dumpster is not adequate.
3. There is only one dumpster enclosure proposed on the site. Please address comment 7 from the previous review.
4. Curb cuts have not been shown on the plans. Please address comment 15 from the previous review.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 05, 2024.

4. The comment was not addressed. As sheet C101 was not provided and Zoning was not able to find a reference to “jersey barriers” on the plan clearly show the proposed barriers on the plan and provide a detail. COMMENT: 2-06.4.9.H.5 – At the north end of the access lanes along the east and west side of the building demonstrate how UDC Article 7.4.6.H.1 are met.

8. Zoning acknowledges that wheel stops are proposed. Show the wheel stops on the ‘PARKING STALL DETAIL” and provide a location dimension that meets the requirements of UDC Article 7.4.6.H.3. COMMENT: 2-06.4.9.R – As parking vehicles are allowed to overhang sidewalks clearly demonstrate that the sidewalk meets the minimum width of 4’-0”, TSM Section 7-01.4.3.A. Minimum width for a sidewalk where parking vehicles are allowed to overhang is 6’-6”.

9. As sheet C101 was not provided Zoning cannot verify that the note was provided. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also, provide a general note stating all signs require separate permits.
