Hoff Av. – Multifamily Development Package (2nd Review) TD-DEV-1122-00018 TRANSMITTAL DATE: October 26, 2023 DUE DATE: November 05, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 26, 2024. 2-06.3.0 FORMAT REQUIREMENTS 1. This comment was not addressed. Sheet 3 site plan is drawn at an architectural scale not an engineering scale. COMMENT: 2-06.3.2 – All mapped data shall be drawn at an engineering scale having no more than 50 feet to the inch. 2. This comment was not addressed correctly. At the intersection of 1st and Broadway there should be a north/south section line shown with section 07 shown on the northeast corner and section 18 shown on the southeast corner COMMENT: 2-06.4.4.C – Once the location map is drawn to the required scale additional section corners may need to be shown. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. Based on Zoning and Land Use Noted 8, 5 units are proposed which per UDC Table 7.4.4-1, RESIDENTIAL USE GROUP, Single-Family, Mobile Home, or Multifamily Development on a single site with 2-5 units, 1 space per dwelling unit is required for a total of 5 spaces. If you are proposing some type of reduction the calculation shall clearly show the required number of spaces prior to any reduction, how you proposed to reduce the number of spaces required and then the total number provided. 4. This comment was not addressed. If you propose to meet your vehicle parking requirement with offsite/on street parking an Individual Parking Plan (IPP) must be submitted and approved prior to approval of this DP. IPP requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. COMMENT: 2-06.4.9.H.5.a - Per UDC Article 7.4.6.A all required vehicle parking spaces shall be provided on site. 5. This comment was not addressed. COMMENT: 2-06.4.9.H.5.d – Demonstrate on the plan or detail how the requirement of UDC Article 7.4.9.B.1.e is met. 6. COMMENT: 2-06.4.9.O – The required front setback, “0”, shown under Zoning and Land Use Note 3 is not correct and should be 20’-0”.
