COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 01, 2023.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1122-00082, adjacent to the title block on all sheets.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2. COMMENT: 2-06.4.9.H.5.a – The required number of accessible spaces is not correct. Per UDC Article 7.4.5.E.1.c Parking spaces for individuals with physical disabilities must be provided and designed as required by the City of Tucson's adopted Building Code and the number provided shall be based on the total number of motor vehicle parking spaces required before any reduction has occurred. Based on 60 vehicle parking spaces required prior to the proposed reductions 3 accessible spaces are required.

3. COMMENT: 2-06.4.9.H.5.a – Provide the angle for the angled parking shown on the plan.

4. COMMENT: 2-06.4.9.O – The required west street perimeter yard setback listed is not correct and should be listed as 21’ or H = The height of the proposed exterior building wall, greater of the two, as measured from back of curb.

5. COMMENT: 2-06.4.9.R – Clearly show the required pedestrian circulation, sidewalk from Building #8 to the other buildings on site, TSM Section 7-01.3.3.B.

6. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located (See Figure 1). Provide a side walk along west end of Building #1 near the large group of short-term bicycle parking, along the east end of building #8.

7. COMMENT: 2-06.4.9.R - Per TSM Section 7-01.4.1.C A sidewalk is required adjacent to any parking space accessed by a PAAL where the space is located on the same side of the PAAL as any building and no other parking spaces or PAALs intervene (See Figure 2). Provide a sidewalk north of the northern most parking spaces near the south west corner of Building #1.

8. COMMENT: 2-06.4.9.R – Provide sidewalk walk width dimensions for the following locations: sidewalk along the north side Building #5, sidewalk near the southwest corner of Building #6, sidewalk along the north side of Building #8.

9. COMMENT: 2-06.4.9.R – There are several sidewalks that do not meet the 4’-0” width requirement, TSM Section 7-01.4.3.A: 3.7’ south side of Building #1, west side of Building #2, northwest end of Building #5, south side of Building #8
