As per the updated Detention/Retention manual 4.13.1.4, show how 150% of the required 100-yr detention volume is provided in the site drainage improvements b. Show how necessary first flush volume is retained and infiltrated into the surrounding soils and that the soil beneath the chamber will infiltrate in a reasonable amount of time through a geotechnical report (now), or an infiltration test completed (prior to final inspection) c. Ensure landscaping comments regarding rainwater harvesting are addressed. Water harvesting must be maximized. Onsite flow should be primarily directed towards landscaping through the use of grading and curb cuts/scuppers d. Include a note in the plan set requiring a maintenance schedule and process that follows the manufacturer's process in the drainage report. Ensure this includes a plan for cleaning the outlet into the drainage channel e. As per the Detention/Retention Manual 4.13.1.5, include an inspection and maintenance port into each chamber f. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is November 10, 2024. CONTENT REQUIREMENTS 1. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. COMMENT: 2-06.4.7.A.6.a - As Campbell Ave. is designated as an Arterial Gateway on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) & UDC ARTICLE 5.5 GATEWAY CORRIFOR ZONE (GCR)” 2-06.4.7.A.8 - For development package documents provide: 3. COMMENT: 2-06.4.7.A.8.a – There appears to be a discrepancy in the floor area provided under General Note 4, under the vehicle parking space calculation and what is shown within the footprint of the building. Clarify what the correct square footage is. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 4. COMMENT: 2-06.4.9.H.2 – As Campbell Ave. is designated as an Arterial Gateway on the COT MS&R Map with a 120’ future right-of-way and currently is not a full width show the future right-of-way, future curb & sidewalk and future SVT’s on the plan. 5. COMMENT: 2-06.4.9.H.5 – Show the required 1’-0” setback from the drive-thru access lane to the building, see UDC Article 7.4.6.F.2.a.(2). 6. COMMENT: 2-06.4.9.H.5.a – The wheel stop location dimension shown on detail A sheet 5 is not correct. Review UDC Article 7.4.6.H.3 and show the correct dimension. 7. COMMENT: 2-06.4.9.H.5.a – It appears that the proposed location of the accessible sign encroaches on the 2’-6” vehicle overhang, clearly demonstrate that the sign does not reduce the 2’-6” overhang. 8. COMMENT: 2-06.4.9.H.5.d – The bicycle parking space calculation is not correct. Per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, COMMERCIAL USE GROUP, Food Service, the required short-term is 1 space per 2,000 sq. ft., minimum requirement is 2 spaces, and long-term is 1 space per 12,000 sq. ft., minimum requirement is 2 spaces. 9. COMMENT: 2-06.4.9.H.5.d – Show the required long-term bicycle parking on the plan and provide a detail. 10. COMMENT: 2-06.4.9.H.5.d – Demonstrate on the plan or details how the requirement of :UDC Article 7.4.9.B.1.e is met for both the short- & long-term bicycle parking. 11. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met.
