This review was conducted for compliance with applicable development criteria including the City of Tucson Unified Development Code (UDC), Administrative Manual (AM) Section 2-6, and Technical Standards Manual (TSM) sections governing waste management, pedestrian access, hydrology – retention/detention requirements, and all applicable site standards. The following comments must be addressed prior to approval. To help facilitate a timely resubmittal, please provide updated plans and calculations along with a written response to each comment, indicating what action was taken and where the change can be found on the plans. Do not use revision clouds on resubmittal drawings — clouds are reserved for post-permit revisions only. Submit your response letter and updated plan set & reports as separate files. As previously communicated through email – in order to avoid the requirement of the re-platting process for this property as posed by the above referenced subdivision standard – It will be required that a full hydrology report be completed and submitted with the current application. The following items will need to be addressed in the report: a. It will need to be demonstrated that the proposed SFR development does not create “Encroachment” into the existing floodplain & alter existing conditions - TC Sec. 26-5.2: Adverse Impacts – Ensure the report evaluates and discusses whether increased velocities, WSELs, flood prone area, or diverted flows create adverse impacts to adjacent public or private properties. Quantify the changes at adjacent structures. For example, the existing structure to the north may be slab-on-grade, so an increase of 0.1 ft could constitute an increased flood hazard. Where impacts are identified, provide mitigation or demonstrate that no adverse impact results. 2. As currently formatted – the grading plan does not provide enough elevation data (both existing and proposed). For resubmission, please update the grading plan to carry more spot elevations that show reasonable building pad construction extent as well as demonstrating effective drainage away from the proposed SFR. 3. As currently shown it appears the project may be triggering differential grading, which is where 2-ft of fill is used on top of existing elevations, as such please keep in mind this may require the project to go through the differential grading process once brought in for full review. [TSM 2-01.8.1] 4. Please provide an Earthwork table - Cut and fill quantities, including total area of disturbance (sq. ft.) and earthwork volumes |
