11/06/2025 Commercial Plumbing Standard REQUIRES RESUBMIT 1. HDPE is not an approved material for water service pipe. Pipe for water service (i.e. installed underground and outside of a structure) shall conform to NSF 61 and to one of the ASTM Standards listed in Table 605.3, IPC 2018. Reference: Section 605.3, IPC 2018.
2. The specified freeze-proof yard hydrant uses a below-grade stop-and-waste valve. This is prohibited unless an approved upstream backflow prevention device is used to protect the upstream potable water source and the downstream outlets are identified with signs that read, “Caution, Non-potable water, Do Not Drink.” Reference: Sections 608.8 and 608.9.1, IPC 2018.
3. The maximum distance between cleanouts shall be 100-feet, measured along the developed pipe length from the upstream entrance of the cleanout. Reference: Section 708.1.1, IPC 2018
4. Provide a sand/oil separator to prevent the discharge of oil, grease, sand, and other hazardous substances to the public sewer. Reference: Sections 1003.1 and 1003.4.2.2, IPC 2018.
5. A separate submittal to PC Industrial Wastewater Control is required to verify that the public sewer will be protected from harmful discharges. Contact Adam.DeLaTorre@pima.gov for review and assessment. Reference: Section 1003.1, IPC 2018.

Site Engineering Comments:
1. Provide the development package case number, TD-DEV-1025-00255, adjacent to the title block on all sheets.
2. Provide the general note “The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall.” Administrative Manual 2-06.4.7.B.1
3. Provide the general note “Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this site plan.” AM 2-06.4.7.B.3
4. Provide the general note “No structure or vegetation shall be located or maintained so as to interfere with the sight visibility triangles in accordance with Section 10-01.5.0, Sight Visibility, of the Technical Standards Manual.” AM 2-06.4.7.C.2

9. Provide a project-location map. The project-location map is to be located on the first sheet of the development package in the upper right corner, and shall cover approximately one square mile, be drawn at a minimum scale of three-inch equals one mile, and provide the following information.
A. Show the subject property approximately centered within the one square mile area.
B. Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and,
C. Section, township, and range; section corners; north arrow; and the scale will be labeled. AM 2-06.4.4

plan submitted 10/17/2025. There are no existing facilities within the development.NO
APARENT CONFLICTS.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
