This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is , 2025. 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 1. COMMENT: 2-06.2.2 – A development package must be prepared to the format and content requirements described herein. This plan was reviewed for DDO requirements only and additional comments will be forthcoming as this plan does not meet the requirements of AM 2-06. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. COMMENT: 2-06.4.9.O - The minimum setback is 4 times the height of the proposed exterior building wall facing each interior property line (Table 6.3-1.A). Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. a. Based on a wall height of 24’-0” the required perimeter yard setback from the proposed church building to the north property line is 96’-0” proposed setback is 25’-0”. b. Based on a wall height of 24’-0” the required perimeter yard setback from the proposed classroom building to the north property line is 58’-4” proposed setback is 25’-0”. Please be aware that the new bridge proposed over Hidden Hills Wash (COT maintained) will require approval from the Department of Transportation and Mobility.
