This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-6 and Technical Manual (TM) Section for waste management, Pedestrian Access, Hydrology -Retention/Detention Requirements, and all site standard code.

Site Engineering Comments:
1. Stormwater harvesting basins are required to have a minimum 1-foot setback from a sidewalk or pedestrian pathway. DSSDR 5.3.1.11.a This is in reference to the basin on the southwest side of the development Basin E
2. Previous comment 18 not addressed, it’d be possible to provide a hatched pathway to connect the sidewalk to the trash enclosure.
3. Aside from the notes provided, it is required to show and dimension erosion protection used for all inlets and outlets of all basins on the grading plan sheet using a different pattern/layer to represent said protection. This includes showing and adding a construction detail to dimension the erosion protection.
4. Revise the drainage report to state how much retention is required for this development and what is achieved/provided similar to what is shown in DSSDR chapter 2.2 Table 2.2. This will show all the required calculations to show the required and provided FF volume rather than just a statement stating the required volume total. This uses the area calculations
5. The solid waste statement provide should be revised to be shown as a general note on the cover sheet rather than a standalone statement.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is November 18, 2025.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

2-06.4.9.T - Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. If dumpster service is not proposed, indicate type of service. For specific information on refuse collection, refer to Section 8-01.0.0, Solid Waste and Recycle Disposal, Collection, and Storage, of the Technical Standards Manual. Refuse collection on all projects shall be designed based on that section, even if collection is to be contracted to a private firm.

1. COMMENT: 2-06.4.9.T – Please see Site Engineering comments as it relates to pedestrian connectivity to the trash enclosure. An accessible route to the trash enclosure is required as noted by the standard above.
