This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 22, 2025. 2-06.4.0 CONTENT REQUIREMENTS 1. This comment was not addressed correctly. The section corners at the northeast corner are not correct. COMMENT: 2-06.4.4.C – Label the section corners on the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. This comment was not fully addressed. Review UDC Table 4.8-3 and provide the applicable Use Specific Standards for a Medical Service: Outpatient use within Permitting note 2. COMMENT: 2-06.4.7.A.4 – Remove the reference to “DEVELOPMENT DESIGNATOR “30”. AND IS PERMITTED IN ACCORADANCE WITH SECTION 18.53 OF THE CITY OF TUCSON ZONING CODE” from Permitting Note 2. Review UDC Table 4.8-3 and provide the applicable Use Specific Standard for a Medical Service: Outpatient use in the O-3 zone. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. This comment was not addressed. COMMENT: 2-06.4.9.H.5 – Provide a PAAL width dimension from the proposed curb west to the vehicle parking spaces. 4. This comment was not addressed correctly. Per 2018 IBC Section 1106.5 Van spaces. “For every six or fraction of”, that said the required number of van accessible spaces should be 2. COMMENT: 2-06.4.9.H.5.a – The required number of accessible parking spaces is not correct. Review the 2018 IBC Table 1106.1 and provide the correct number of required spaces and van accessible spaces. 5. This comment was not addressed. COMMENT: 2-06.4.9.H.5.a – Provide width dimensions for the vehicle parking spaces directly north and south of the proposed addition. 6. The provided loading space calculation is not correct. Per UDC Table for a 44,187 S.F. building “0” loading spaces are required. COMMENT: 2-06.4.9.H.5.c – Until comment 8 is addressed Zoning cannot determine loading space requirements. 7. This comment was not addressed correctly. Based on UDC Table 7.4.8-1 the required number of Short-term bicycle parking spaces is 9 and the required Long-term is 4. Remove the reference to Class 1 & 2 from the plan Class 1 & 2 bicycle parking is no longer applicable. COMMENT: 2-06.4.9.H.5.d - Until comment 8 is addressed Zoning cannot determine bicycle parking requirements. The bicycle parking calculation shall include the number of required and provide for both short- & long-term bicycle parking. 8. This comment was not addressed. The “0’ BLDG SETBACK” is still shown on sheet 1. COMMENT: 2-06.4.9.O – The “0’ BLDG SETBACK” shown along the south, east and west property lines are not correct.
