This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is December 5, 2024. 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1023-00433, adjacent to the title block on all sheets. 2. COMMENT: 2-06.4.7.A.2 – The Pima County Assessor’s Office indicates that the gross area of the property is 76,431 square feet. Update the lot area information on Sheet c1.0 with the correct square footage and acreage. 3. COMMENT: 2-06.4.7.A.4 – List all use-specific standards that apply to the proposed use. 4. COMMENT: 2-06.4.7.A.6 –Add a zoning and land use note on sheet c1.0 that states “The project is designed to meet the overlay zone criteria of UDC Sec. 5.4, Major Streets and Routes Setback Zone (MS&R), and of UDC 5.5 Gateway Corridor Zone.” 5. COMMENT: 2-06.4.8.C – Provide the right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks information for Oracle Road on the site plan. 6. COMMENT: 2-06.4.9.F – Notate the zoning classification across Oracle Road. 7. COMMENT: 2-06.4.9.H.5 – Indicate the width of the two, two-way access lanes providing access to the parking area. 8. COMMENT: 2-06.4.9.H.5.a – UDC Table 7.4.6-1 indicates that the minimum length of the motor vehicle parking spaces along the east lot line is eighteen feet. The proposed length of these parking spaces is seventeen feet. A Parking Design Modification Request (PDMR) will be required to reduce the width of the PAAL to allow for motor vehicle parking spaces that meet the minimum dimensions. 9. COMMENT: 2-06.4.9.H.5.a – Provide the parking angle for the motor vehicle parking spaces along the west lot line to ensure compliance with UDC Table 7.4.6-1. Further comments relating to the length of these spaces may be forthcoming. 10. COMMENT: 2-06.4.9.H.5.d – Detail 8 on Sheet c7.1 indicates that all required bicycle lighting shall be provided by overhead canopy and adjacent site lighting. Clarify the locations of the overhead canopy and site lighting to ensure compliance with UDC 7.4.9.B.1.e. 11. COMMENT: 2-06.4.9.H.5.d – Demonstrate how the requirements of UDC 7.4.9.B.1.d, 7.4.9.B.1.e, 7.4.9.B.2.h, and 7.4.9.C.2 are met with the proposed short-term bicycle parking facilities. 12. COMMENT: 2-06.4.9.R – Demonstrate how any curb ramps between the handicapped accessible aisles and pedestrian circulation paths comply with ICC A117.1 Section 406. 13. COMMENT: 2-06.4.9.S – Show existing or proposed pedestrian circulation along Oracle Road. All proposed sidewalks shall comply with Technical Standards Manual Section 10-01.0.0. 14. COMMENT: 2-06.4.9.W – Provide a detail of a typical van accessible motor vehicle parking space on Sheet c7.1. Additionally, clarify why the length of the proposed ADA sign exceeds the typical length of eighteen inches.
