This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 26, 2024. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1023-00431, adjacent to the title block on all sheets. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. COMMENT: 2-06.4.9.H.5.a – Per UDC Article 7.4.5.B.1 Change of Use within an Existing Building, no additional motor vehicle or bicycle parking spaces are required for a change of use which does not expand the existing building. That said revise the vehicle parking to read “TOTAL REQUIRED = EXISTING, NO ADDITIONAL PARKING REQUIRED PER UDC ARTICLE 7.4.5.B.1”. 3. COMMENT: 2-06.4.9.H.5.d - Per UDC Article 7.4.5.B.1 Change of Use within an Existing Building, no additional motor vehicle or bicycle parking spaces are required for a change of use which does not expand the existing building. That said revise the bicycle parking to read “TOTAL REQUIRED = EXISTING, NO ADDITIONAL PARKING REQUIRED PER UDC ARTICLE 7.4.5.B.1”. The development site occupies parcel number 117-17-011A, covers approximately 0.42 ± acres, and is zoned as Office / Commercial / Residential Zone 2 (OCR-2). The nearest major roadway intersection is East Broadway Place and South 6th Avenue, approximately 200 feet to the northwest of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmit of this project.
