Add to Grading and General Construction Note 8 “, including required Facility Impact Permits from the Regional Flood Control District.” 2. Add more grading detail to clearly show how flows will reach culvert inlets. 3. On Sheet 4, show District parcel 107 02 003D. 4. Show sewer easements for private sewer connections on District property. Provide legal descriptions to Pima County Real Property and apply for the easements. 5. South of Parcel 5, the distance from the edge of soil cement is less than 50 feet. Prepare a legal description for an additional dedication to the District and submit it to Real Property. 6. Review whether there are more opportunities for distributed retention, such as a the NW corner of the project at the access road intersection. 7. Reconfigure Pad 4 so that the entire pad grade is 1 foot above the Existing Conditions Model water surface elevation. 8. Retention immediately adjacent to soil cement and levees is not allowed. Standard separation is 100 feet. Review and address. 9. Add to the drainage report information documenting compliance with District Standard DS-304 B. 10. Add information to the drainage report about requirements for levee recertification following installation of the new culvert. A performance bond will be held until the District and FEMA accept the recertification report. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting. General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. 1. Olneya tesota has a requirement of 50% PIP/TOS, please correct calculations. Table UBC 7.7.5-1. 2. Since the scope of work includes only the grading and the not the full development of the pads include a note on the grading sheets that calls out the temporary or permanent stabilization method for the graded soil to be used for this project. 3. Delineate the Erosion Hazard Setback required at Krueger Wash 4. Include spot grades in planned drainage swales/depressions to confirm drainage arrows 5. By PAD 43, existing bank protections and levee may not be modified or penetrated by any new drainage connections. Please remove the proposed "Southern Culvert" from plans and drainage report. Show how retention/detention will be provided to maintain adequate flow through the existing culverts. Provide detail on side slopes of water harvesting basin. Sidewalls in the basins must be protected from erosion with measures compliant with TSM 2-01.11.1. 9. Provide a mitigation plan for the known and potential landfill areas. 10. Sheet 9 a. Per TSM 2-01.8.2 Fill slopes steeper than 20% and fill is greater than 5', benching into sound bedrock is required. This appears to be possible on the west side of Pad 3, especially with 18" over excavation. Please identify areas and provide benching information on plan sheet. 11. Sheet 10 a. Verify elevations – S.E. corner pad elevation 94.1 existing contours show 95+ b. Per the Geo report, Fill slopes greater than 20% shall be benched between Native material and structural fill. Please provide a typical detail of benching and identify required locations on grading plans. 12. Sheet 11 a. Keynotes 1, 3, & 5 are not called out on this plan sheet, identify them or remove notes. b. Provide grading area dimensions around new 8" PVC line. 13. Sheet 12 1. Keynote 2, 3, & 5 are not called out on this plan sheet, identify them or remove notes. 2. Provide access agreement/easement for dirt access rd. to encroach onto ADOT property as shown. 3. This Dirt access is not identified on the SWPPP. Please provide a construction entrance/exit and provide a revised complete SWPPP including all grading areas. 14. Per Geo report, fill on one side of a building pad should be no more than 2 times as deep as fill on the other side of the pad to minimize differential settlement, indicate areas where this may be an issue on grading plans and direct appropriate over excavation to mitigate issue.
