Development Package (1st Review – 1st Revision) TD-DEV-1022-00003 TRANSMITTAL DATE: August 6, 2024 DUE DATE: August 8, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. COMMENT: 2-06.4.9.H.5 – Cleary shown how the one-way access lane shown near the southwest corner of the proposed building will be controlled. 2. COMMENT: 2-06.4.9.H.5.a - Zoning acknowledges that you are proposing to apply for an IPP. Until the IPP is approved Zoning cannot approve this DP. IPP requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-4. 3. COMMENT: 2-06.4.9.H.5.a - On the overall site plan the western most vehicle parking space of the 5 northern most vehicle parking spaces does not appear to be 8’-6” minimum in width. Provide a width dimension for the parking space. 4. COMMENT: 2-06.4.9.H.5.a - Keynote 29 still reference angled parking and the detail on sheet 3, but the angle parking has been removed from the plan. 5. COMMENT: 2-06.4.9.H.5.d – The short- & long-term required numbers are not correct. Review UDC Table 7.4.8-1 and provide the correct required numbers. 6. COMMENT: 2-06.4.9.R – It does not appear that the required sidewalk that goes around the southwest corner of the proposed building meets the minimum 4’ width. Provide a dimension for this sidewalk.
