COMMENTS:

1. Please show the size of the water meter serving this building, the size of the backflow preventer associated with the water meter, and the size of the water service line. Reference: Section 107.2.1, IBC 2024
2. A backwater valve is required. The RIM elevation of the nearest upstream manhole is 2622.25 and the FFE is 2618.33. Since the FFE is less than 12 inches above the elevation of the next upstream manhole, a backwater valve is required. Reference: Section 714.1, IPC 2024, as amended by the City of Tucson.
10/20/2026 Site Zoning Standard REQUIRES RESUBMIT CDRC TRANSMITTAL

REVIEWED BY: Olga Salazar – Planner
PDSD Zoning Review Section

PROJECT: NAME
Development Package (1st Review)
TD-DEV-TD-DEV-0926-00256 (3300 E ELVIRA RD TUCSON, AZ 85756)

TRANSMITTAL DATE: 10/20/2026

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is September 29, 2027.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

2-06.4 CONTENT REQUIREMENTS

4.1 General content for all submitted plans must include the following:

4.1.B A title block on each sheet that includes:

4.1.B.6 The administrative street address and relevant case numbers (DP, subdivision, rezoning, BOA, DDO, PDMR, TSMR, overlay, etc.).

1. COMMENT: 2-06.4.1.B.6 – Provide the development package case number, TD-DEV-0926-00256, adjacent to the title block on each sheet.

4.2 Required zoning and land use notes:

4.2.C. List the gross area of the site/subdivision by square footage and acreage.

2. COMMENT: 2-06.4.2.C – Based on the existing Subdivision Plat Map (Book 37, Page 83), the gross area of Pima County Parcel Number 140-41-1160 is 41,013 s.f. Please correct Note #3 under “General Notes” on the cover sheet or clarify this discrepancy. This information is available here: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=37083

4.2.H. Total square feet of each principal or accessory building, including the footprint of open structures. Percentage of building area and vehicular use area lot coverage, as applicable.

3. COMMENT: 2-06.4.2.H – On the site plan, identify the square feet area dedicated to outdoor storage.

4.7 Existing and Proposed Site Conditions. The following information shall be provided on the site plan or plat drawing, as relevant to the drawing type, to indicate the existing and proposed conditions on site. In all instances, a distinction shall be made between existing and proposed conditions for clarity. Additional information regarding conditions within 50 ft or across a street may be requested by a reviewer if needed to adequately complete a full review.

4.7.H Illustrate all buildings and provide the square footage, the height, the proposed use, and the number of units (if applicable) within the footprint of each building(s).

4. COMMENT: 2-06.4.7.H – On the site plan, please indicate the height of the existing fence to the west.

4.7.Q Proposed traffic circulation:

4.7.Q.4 Show full dimensions for all existing and proposed parking and circulation areas in accordance with UDC 7.4.6, Motor Vehicle Use Area Design Criteria, including: 1) standard, accessible, and van accessible vehicle parking spaces, parking area access lanes (PAAL), and access lanes, 2) electric vehicle parking spaces and equipment, 3) loading spaces, maneuverability, and stacking areas/lanes, and 4) short- and long-term bicycle parking.

5. COMMENT: 2-06.4.7.Q.4 – Per UDC Table 7.5.5-A, this project requires one Type A loading area. Please label and dimension this area on the site plan.

6. COMMENT: 2-06.4.7.Q.4 – It appears that the proposed administrative and professional office use is incidental to the commercial storage land use and is necessary for its operation. Therefore, it is not necessary to account for this use separately in the parking calculations or proposed uses. You may calculate the required parking based on the total gross floor area of the building (2,268.5 s.f.).
4.7.V Street conditions, design, dedications, and vacations:

4.7.V.1 Indicate if streets within or adjacent to the site are public or private, the street names, recordation type, utility locations, and fully dimensioned widths, curbs, and sidewalks.

7. COMMENT: 2-06.4.7.V.1 – Per paving plan I-84-213, available here: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-84-213, Elvira Road is 30 feet wide, measured from the road centerline to the property line; please add this dimension to the site plan.
