Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is September 09, 2027.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

1. COMMENT: Include the missing section corners, and the section, township, and range within the project-location map on the G-100 sheet. (AM 2-06.4.1.A.3).

2. COMMENT: Provide missing Legal Description on G-100 sheet: HARRISON ESTATES AMENDED THAT PT OF LOT 1 LYIJG S OF A LINE THAT IS 208' M/L S OF N LINE OF LOT 1 EXC E35' THEREOF & TRI PORTION OF LOT 2 LYING IN SE COR THEREOF. (AM 2-06.4.1.B.2).

3. COMMENT: A title block on each sheet that includes the page number and total number of pages within the Development Package plan set (i.e., sheet xx of xx) on the bottom right corner of each page. (AM 2-06.4.1.B.5).

4. COMMENT: Provide the development package case number, TD-DEV-0926-00239, adjacent to the title block on each sheet. (AM 2-06.4.1.B.6).

COMMENT: The total building square footage for this Animal Service use appears to be 3,933 square feet (building and shed); The parking calculation for this use paired with the square footage equates to requiring 10 vehicle parking spaces. The proposed solar canopy removes three of those existing (and required) 10 spaces, indicate on the site plan where the three lost spaces will be relocated (AM 2-06.4.2.J). The site plan incorrectly labels the proposed structure as a carport. Remove Carport from this label unless you can demonstrate 8’-6” wide x 18’-0” long parking spaces can be achieved with the proposed canopy ‘east structural leg’.

11. 14. COMMENT: Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, to go with the distances you have already provided (AM 2-06.4.7.A).

15. COMMENT: Provide missing zoning (labels) for all surrounding / adjacent parcels (Including across the right of way for N Harrison Rd) (AM 2-06.4.7.F).

16. COMMENT: Illustrate or provide notes on all applicable building setback lines. (2-06.4.7.G)

17. COMMENT: In the footprint of the buildings on the site plan sheet, provide the heights of both the principal structure and shed (AM 2-06.4.7.H).

18. COMMENT: If applicable, demonstrate any applicable existing (refer to Title Report) and proposed easements and recordation information (AM 2-06 4.7.I).

19. COMMENT: On the site plan, update the label from shed to wall in the lower southeast corner of the property as 2026 aerial imagery indicates this is an open, walled in space as opposed to an enclosed shed as currently labeled. (AM 2-06.4.7.M).

20. COMMENT: As a result of the proposed location of the solar canopy, access to the existing trash/recycling location is now blocked. Indicate on the site where the new location will relocated to while demonstrating appropriate vehicle maneuverability, screening and materials. (AM 2-06.4.7.U).

21. COMMENT: For N Harrison Rd, provide public or private label and recordation type on the site plan sheet. (AM 2-06.4.7.V.1).

22. COMMENT: The site plan incorrectly labels the proposed structure as a carport. Remove Carport from this label unless you can demonstrate 8’-6” wide x 18’-0” long parking spaces can be achieved with the proposed canopy ‘east structural leg’.
