1. Provide the development package case number, TD-DEV-0925-00251, adjacent to the title block on all sheets.
2. Provide a descriptor box adjacent to each basin on the site plan(Includes Stormwater Harvesting basins/landscaping). Include a leader arrow to the basin or provide a label for the basin and reference the label on the top of the descriptor box. Include the following applicable information in the descriptor box: a. Total volume, cubic feet or acre feet; b. If applicable, detention volume, cubic feet or acre feet; c. If applicable, retention volume, cubic feet; d. If applicable, first-flush retention volume, cubic feet; e. If applicable, Q100 in, cubic feet per second; f. If applicable, Q100 out, cubic feet per second; g. Basin top elevation, feet; h. 100-year water surface elevation, feet; and i. 100-year ponding depth, (measured from the lowest elevation of the basin), feet. DSSDR 11.1.3
3. It is suggested to maximize water harvesting into any landscaping. Along the west property where the parking spots and curb exist, I would suggest curb openings to prevent potential ponding since the grading plan shows the parking lot sloping towards the West. DSSDR chapter 4.2
4. Show that the trash enclosure pad slopes 1% towards gate and 2% away from enclosure on the grading plans in compliance with Technical Standard Manual 8-01.0.0

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. For the 5 new parking spaces that are part of this expansion of use area, provide a planting plan and irrigation plan for the canopy trees. Include the building foundation plantings on the plan as well.

2. Although not required by City of Tucson Code, consider adding a few shade trees within the existing street landscape border. There is likely an existing irrigation line that could be tied into. The trees would be located in the ROW, so DTM and David Marhefka would need to review and approve the plans. This request is in effort to help make sites better than they were found. There is not a mechanism to require an update to the entire parcel, so asking for additional shade trees for heat island, scale and aesthetics on the site and for the existing streetscape corridor is all we can ask.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Per UDC Article 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 01, 2026.

2. COMMENT: 2-06.4.9.H.5.a – The handicapper parking calculation is not correct and should be based on 2018 IBC Chapter 11.

3. COMMENT: 2-06.4.9.H.5.a – The van accessible spaces is not correct and should be 3 required, 2018 IBC Chapter 11, Section 1106.5.

4. COMMENT: 2-06.4.9.H.5.d – Site Keynote 31 states “AREA TO BE ILUMINATED”, clearly demonstrate how this illumination will occur.

5. COMMENT: 2-06.4.9.H.5.d – Provide a long-term bicycle parking detail that clearly demonstrates how the requirement of UDC Article 7.4.9.D are met.

6. COMMENT: 2-06.4.9.R – Detail G sheet 8 shows vehicles are allowed to overhang a 5’ sidewalk. Either the sidewalk needs to be a minimum 6’-6” or some type of barrier is required to prevent vehicles from overhanging the sidewalk.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 10/3/2025. There are existing facilities within the development which are
depicted upon the plan. There are high-voltage underground lines near the retention
basin, customer to verify there will not be any conflicts during excavation. Further: No
specific easement found for the existing facilities on the property. Easements will be
required.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
