SITE LANDSCAPE/NPPO SECTION COMMENTS: THE FOLLOWING COMMENTS HAVE NOT BEEN ACKNOWLEDGED PER THE PRE-APPLICATION COMMENTS PRESENTED BY BOBBY PARSONS, PLANNER WITH THE CITY OF TUCSON. PRE-APPLICATION NUMBER: TP-PRE-0725-00139 1. A NPPO or a NPPO Waiver is required per UDC 7.7. SEE UDC 7.7.3. APPLICABILITY; UDC 7.7.4 NPPO GENERAL PROVISIONS AND STANDARDS; UDC 7.7.4.C. PLAN APPROVAL PRIOR TO PERMITTING; UDC 7.7.4.D. PROFESSIONAL EXPERTISE 7.7.5.C.5; ALSO SEE AM 2-11.3.0 PERMITTED EXCEPTIONS. PDSD will provide the applicant with the NPPO Waiver form upon request. 2. If necessary, please provide preservation fencing to protect any trees that may be located adjacent to the work site. PAD-13 section 5.2.4 states “dead plants will be replaced within 90 days”. Please be careful working around established trees and shrubs. SEE PAGE 56 OF THE PAD-13 DOCUMENT AND THE REQUIREMENTS OUTLINED BELOW FOR NATIVE PLANT WAIVER. 1. PER THE PAD-13 DOCUMENT ON NATIVE PLANT PRESERVATION: 3.4.3 Native Plant Preservation LUC Sec. 3.8, Native Plant Preservation, shall apply to the property within this PAD District. However, exception applications may be filed for each parcel for documentation of the absence of viable native plants. PROVIDE A NPPO WAIVER WITH THE NEXT SUBMITTAL FOR APPROVAL. Site Engineering Comments: 1. Provide the general note “The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall.” Administrative Manual 2-06.4.7.B.1 2.
