Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you

Site Engineering Review Comments:
1. As the development package TD-DEV-0925-00238 has yet to see full approval, please remove all revision bubbles and deltas around changes made as they are not considered after approval revisions.
Pedestrian Circulation Comments:
2. Previous comment #8 not addressed. Pedestrian circulation is required to connect all buildings, dumpster areas, common areas, and the sidewalk on all the street frontages per TSM 7-01.3.3. The path connection regarding the Northeast trash enclosures will need to be revised to better follow the requirements in TSM 7-01.0.0
a. It was not demonstrated how connection is provided to connect to street frontage sidewalk along Benson HWY
3. The ADA parking on the Southeast corner of the development still shows a red “path connection” shown leading directly into a curb and landscaping. Refer to comment #2. It is advisable that this space be shifted up where a proper painted-line path could be shown leading to the nearest access ramp.
4. Previous comment #11 not fully addressed. It will be required that sidewalk scuppers be shown/delineated on the site plan (A1.0). It will not be allowed for roof drainage to be directly discharged onto sidewalks. TSM 7-01.4.3.E This will require the use of different shading and line work so that the location of a sidewalk scupper can be clear on the site-plan.
5. Revise ADA parking sign & post details (Sheet A-8) to show the required minimum height to be 7 feet minimum. This is required when the ADA sign is placed within a pedestrian pathway. TSM 7-01.4.3.B

Waste Management Comments:
6. Revise trash enclosure details to show the ramp slope 2% away from enclosure as well as the enclosure slab sloping 1% to the gate. It currently shows 2% for both.

FOR PERMIT RESUBMISSION, IT IS REQUIRED THAT: Corrected/Revised Plan set, a detailed response letter document that clearly shows how you addressed all of Site Engineering’s and other reviewers’ comments for the completed review cycle.

THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS PER THE CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM) FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING.

RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL OF THE SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. African sumac is not an approved plant in the Arizona Department of Water Resources Drought Tolerant Plant List (ADWR). The plan says that there are Sumac existing on site, introducing more of them is not going to be acceptable. Please choose a tree from the ADWR plant list. 2. Include container gallon size for the proposed plants. The requirement per the Administrative Manual is 15 gallons for trees, 5 gallons for shrubs and 1 gallon for groundcovers.

3. The planting plan does not include the final location of the proposed trees. Include the proposed tree symbol where they are intended to be implemented on site.

4. There are plants existing on site. The existing plants can count toward the overall requirement for plant material on site. Provide the required and provided calculations for landscape borders and parking lot trees. Street landscape borders are 10 feet wide and require 1 tree per 33 linear feet of frontage excluding the entry and exit points. Of that 10-foot landscape border 50 percent must include 50 percent coverage with vegetative ground cover, IE: shrubs, accents, cacti, groundcovers, etc. Parking lot trees are required at a rate of 1 tree per 4 parking spaces to bring the site up to current code requirements. **IF AN EXAMPLE OF APPROVED SITE LANDSCAPE COMPLIANCE PLANS IS NEEDED, PLEASE REACH OUT AND I WILL PROVIDE A COPY FOR YOUR REFERENCE.

5. Include a construction detail showing root barriers for trees located near hardscape areas. If trees are planted within 5’ of any hardscape on site, then root barriers are required. 6. Sheet A4 has the title of landscape site plan. It appears that this is your existing conditions grading plan. Revise as necessary for clarity.

7. Include PVC sleeves for all irrigation lines crossing hardscape; (sidewalks and asphalt PAAL).

8. Drip irrigation is a more efficient application for desert plant material watering. Irrigation spray heads are meant for turf areas here I the desert. Update the irrigation plan to include a drip irrigation system.
