There are existing facilities within the development which are depicted upon the plan; however, Transformer AB-4 also serves 2300 N Craycroft, cannot be relocated due to disinterested 3rd party. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans. The SWPPP does not show any erosion control around the perimeter of the site. Please clearly show erosion control (i.e. sediment wattle) around the entire perimeter of the site. 3. The drainage statement has incorrect numbers in Tables 1 and 2. Based on the worksheet calculations, Tables 1 and 2 show Q50 instead of Q100 for Pre-Dev and Existing Dev. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Clearly label all property lines as well as existing and future ROWs if applicable on all plan sheets in the landscape set. 2. Provide an irrigation sleeve across all sidewalks. 3. Providing the gallons per hour for shrubs is great. For consistency add the gallons per hour to trees to note number 4 on the irrigation plan. 4. Update the Tree Calculations for Parking table to read 5 trees provided. 5. Provide a multi-trunk tree detail with no stakes and callout to remove the nursery stake. 6. Tree staking notes are included in the tree planting detail. Should a time period advisement for removal of tree stakes for contractor/owner clarity be added to the detail and the general landscape or maintenance notes? This is something I’ve been noticing out on finished project sites. The staking cinch-ties have been constricting and damaging newly planted trees due to never being removed as the tree is maturing. 7. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval. 8. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal.
