Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is September 26, 2025. SECTION 2-06.0.0: DEVELOPMENT PACKAGE 2-06.4.9.A - Draw in all proposed lot lines with approximate distances and measurements. 1. COMMENT: 2-06.4.9.A – This site is composed of two separate parcels. A lot combination is required prior to final approval of this permit. The site plan indicates that a lot combination has been requested through Pima County. Please provide proof of this request. A receipt for payment of the lot combination permit can be used. 2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual. 2. COMMENT: 2-06.4.9.R – Site Zoning acknowledges that a TSMR has been submitted to request relief from the requirement for pedestrian circulation from the building to all adjoining streets. It is important to note that any costs associated with removing or relocating existing TEP facilities will be billed to the developer. There are currently TEP facilities within the boundaries of the proposed plat. To initiate service for the new development, please get in touch with the New Construction Department at 520-918-8300. You are required to submit a final set of approved plans, which should include details regarding electrical load and offsite improvement plans. This information is essential for TEP to determine the most efficient way to serve your development.
