Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Ensure that Zoning comments are addressed prior to landscape section approval. 2. Clarify the Gross Floor Area expansion on site. Add a calculation on the cover sheet that provides square footage of the areas being enclosed and what percent the expansion is. This information will determine the landscape compliance requirements that will be needed on this site. 3. Provide an NPPO Waiver to identify that no protected native plants will be disturbed by the construction on site. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is September 19, 2025. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0924-00252, adjacent to the title block on all sheets. 2. COMMENT: 2-06.4.4.B - Identify all streets that abut the subject property on the location map. 3. COMMENT: 2-06.4.4.C - Label the section corners on the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 4. COMMENT: 2-06.4.7.A.1 – As parcel 110-08-304D cannot stand alone provide the existing zoning within Zoning and Land Use Note 1. 5. COMMENT: 2-06.4.7.A.2 - As parcel 110-08-304D cannot stand alone include the square footage and acreage within Zoning and Land Use Note 2. 6. COMMENT: 2-06.4.7.A.4 – Review UDC Table 4.8-2 and provide the applicable Use Specific Standard for a multifamily use in the R-3 zone. 7. COMMENT: 2-06.4.7.A.4 - As parcel 110-08-304D cannot stand alone include the use and if applicable any Use Specific Standards within Zoning and Land Use Note 3. 8. COMMENT: 2-06.4.7.A.5 – Provide a residential density calculation on the plan that meets the requirements of UDC Article 6.4.7. 9. COMMENT: 2-06.4.7.A.6 – Based on discussions with staff, Zoning Administrator Elisa Hamblin, this site is nonconforming for vehicle parking and as you are proposing an expansion of the number of dwelling units on site the vehicle parking must be brought up to UDC Table 7.4.4-1 requirements for a multifamily use. A reduction in vehicle parking requirements may be done through either a Board of Adjustment for Variance or an Individual Parking Plan (IPP). COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 16. COMMENT: 2-06.4.9.H.5.a – Provide a full vehicle parking spaces calculation for the entire site including parcel 110-08-304D. 17. COMMENT: 2-06.4.9.H.5.a – Provide a standard vehicle parking space detail to include the wheel stop with a location dimension that meets UDC Article 7.4.6.H.3. 18. COMMENT: 2-06.4.9.H.5.a – Clearly demonstrate that the requirements of UDC Article 7.4.6.D.2.b are met for the proposed new vehicle parking space located north of the cell tower equipment enclosure. 19. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking detail does not match what is shown on the plan. The distance between racks is not correct, UDC Article 7.4.9..B.2.f and Figure 7.4.9-C. There are existing facilities which are not depicted upon the plan. Existing underground facilities are not depicted please see attached mark up. Development has been approved for an additional 6 (six) units. Further, recorded instrument for existing facilities has been attached. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.
