1. The waste stream calculations indicate that the waste will be collected in two 6 cubic yard waste bins and two 2 cubic yard recycling bins. The site plans show two dumpster enclosures, which only have capacity for one 6 cubic yard dumpster each. Show the enclosure for the recycling bins on the plan or revise the proposed dumpster enclosure to include space for the recycling bins.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 10, 2024.

2-06.4.0 CONTENT REQUIREMENTS

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

3. COMMENT: 2-06.4.9.H.5.c – The loading space calculation is not correct. The 2 type B loading spaces meet the requirements for the general manufacturing, but the commercial storage requires 1 type A.

4. COMMENT: 2-06.4.9.H.5.d – The required ratio for the long-term bicycle parking for the Admin/Office is not correct. Remove the reference to “10 MAX.” as it is not applicable.

5. COMMENT: 2-06.4.9.O – The required perimeter yard setback to the “WEST” does not address the R-2 Zoned properties to the west.
