This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is November 13, 2024. 10. COMMENT: 2-06.4.9.H.5 – This comment was partially addressed. Clearly demonstrate that all portions of the proposed addition are set back at least one foot from the existing drive-thru lane (UDC 7.4.6.F.2.a.(1)). 13. COMMENT: 2-06.4.9.H.5.d – While the minimum required short- and long-term bicycle parking spaces are provided, revise General Note 8 by utilizing the Food Service short-term bicycle parking tabulation. While the proposal is within a shopping center site, per UDC Table 7.4.8-1, the required number of bicycle parking spaces for multiple or mixed use development composed of more than one building are calculated on a per building basis using the formulas provided. 14. COMMENT: 2-06.4.9.H.5.d – This comment was partially addressed. Demonstrate that the proposed short-term bicycle parking does not impede on-site pedestrian access by showing that each space provided is at least two feet wide (UDC 7.4.9.B.2.f) (see UDC Figure 7.4.9-C).
