Tables 1 and 2 of the drainage report indicate that the post-development peak discharge for the 100-year storm event is not reduced by 15% compared to the pre-development peak discharge for the same storm. Please increase the size of the detention basins to facilitate the reduction of this peak discharge by the required 15% for a critical basin site. 2. Please include the hydraulic calculations with the next submittal. 3. Provide a figure similar to Table 2.2 in the Stormwater Detention-Retention Manual to demonstrate that first flush requirements are being calculated correctly. 4. Provide a site basin plan identifying all Retention/Detention basins on site. Each basin should be labeled and show basin details provided including Length, Width, Depth, slopes, and volume. A legible plan view and perpendicular section views at basin centerlines shall also be provided for all basins. 5. Provide a reference for each basin with their corresponding basin plan names: Basin 1 -> TE-BAS-1123-00211, Basin 2B -> TE-BAS-1123-00212, Basin 2A -> TE-BAS-1123-00213. 6. Show clearly the boundary between the detention basins and the right-of-way. Detention and retention volume cannot be provided in the right-of-way, all required detention and retention must be provided onsite. 7. Show the location of the stabilized construction entrance and wash out areas on the SWPPP. 8. Provide the contact information for the geotechnical engineer on the front page of the development package. 9. Provide waste stream calculations compliant with TSM 8-01.8. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 15, 2024. 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 1. COMMENT: 2-06.2.2 – The civil sheets and landscape sheets shall be submitted as a single multi-page pdf file. 2-06.3.0 FORMAT REQUIREMENTS 2. COMMENT: 2-06.4.7.A.8.a – As a general note provide the floor area for the proposed buildng. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 12. COMMENT: 2-06.4.8.C – Provide the following information for Speedway Blvd, dimensioned width of paving, curbs, curb cuts, and sidewalks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 13. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 133-35-002P & 133-35-002T, a lot combination is required. Provide a copy of the approved Pima County Assessor’s Office Combo Request form with the next submittal. 14. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 15. COMMENT: 2-06.4.9.H.5 – Provide a access lane width dimension from the northeast corner of the proposed trash enclosure to curb located to the northeast. 16. COMMENT: 2-06.4.9.H.5 – Clearly indicate on the plan how vehicle traffic will be controlled, i.e. signage, pavement markings, on what appears to be a one-way access lane around the sides and rear of the building. 17. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate on the plan that the requirements of UDC Article 7.4.6.F.2.b are met along the east, west & south property lines. 18. COMMENT: 2-06.4.9.H.5.a – Until comment 11 is addressed Zoning cannot verify vehicle parking requirements. 19. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation shall include the number of van accessible parking spaces, required & provided. 20. COMMENT: 2-06.4.9.H.5.a – Provide a typical parking space detail for both standard parking spaces and those for the physically disabled. 21. COMMENT: 2-06.4.9.H.5.a – Revise General Note 16 to reference the 2018 IBC. 22. COMMENT: 2-06.4.9.H.5.c – As it does not appear that direct access to the storage units is proposed review UDC Article 7.5 and Table 7.5.5-A and provide a loading area calculation that provides the number required & provided and the type. Clearly show the required loading area on the plan. 23. COMMENT: 2-06.4.9.H.5.d – Review UDC Table 7.4.8-1 and provide a short-term bicycle parking space calculation on the plan. This calculation shall show the number required and provided. 24. COMMENT: 2-06.4.9.H.5.d – Provide a short-term bicycle detail that clearly demonstrates how the requirements of UDC Articles 7.4.9.B.1, .2 and 7.4.9.C are met. 25. COMMENT: 2-06.4.9.O – General Note 17 references “BUILDING SETBACKS REQUIRED PROVIDED” but it is not clear what setbacks you are showing. The east, south and west setback shown “0’” is correct for the required but the north shown of 30’ is not correct for the required street perimeter yard setback. Provide the correct required perimeter yard setbacks and provide proposed setbacks. 26. COMMENT: 2-06.4.9.O – General Note 17 references “*MEASURED FROM BACK OF CURRENT/FUTURE CURB”. This reference is not correct. Review current UDC Article 6.4.5.C.2 and provide the correct refence for measuring street perimeter yard setbacks. 27. COMMENT: 2-06.4.9.Q – Provide the square footage, height and specific use proposed within the footprint of the building. 28. COMMENT: 2-06.4.9.R – As parking vehicles are allowed to overhang the proposed sidewalk along the north side of the building clearly demonstrate that the required 4’-0” wide sidewalk is maintained (TSM Section 7-01.4.3.A) when the vehicle overhangs the sidewalk 2’-6” (UDC Article 7.4.6.H.3). 29. COMMENT: 2-06.4.9.R – Clearly demonstrate how the requirements of TSM Section 7-01.4.1.B are met along the east, west and south sides of the building. 30.
