This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is October 2, 2024. 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 1. COMMENT: 2-06.4.9.H.5 – Provide a fully dimensioned vehicular use area in accordance with all of UDC 7.4.6. 16. COMMENT: 2-06.4.9.H.5 – Demonstrate on the parking details that the wheel stop curbing is a minimum of two and one-half feet from the front of the parking space (UDC 7.4.6.H.3). 17. COMMENT: 2-06.4.9.H.5.a – The number of provided motor vehicle parking spaces may not include any existing parking spaces located within the public right-of-way. 18. COMMENT: 2-06.4.9.H.5.a – Provide calculations for the number of required and proposed number of motor vehicle parking spaces. Zoning cannot verify the parking requirement until a UDC-defined use is provided. 19. COMMENT: 2-06.4.9.H.5.d – Provide calculations for the number of short- and long-term bicycle spaces required and proposed for the development. Refer to UDC Table 7.4.8-1 for the required number of bicycle parking spaces. 20. COMMENT: 2-06.4.9.H.5.d – Clarify why General Note 17 indicates twelve non-required bicycle parking spaces are required but later states “no new bike parking proposed.” 21. 2-06.4.9.Q – Provide the square footage, height, and UDC-defined use within the footprint of each building and structure on the site plan. 22. COMMENT: 2-06.4.9.R – Show on-site pedestrian circulation in accordance with all of Technical Standards Manual Section 7-01.0.0. 23. COMMENT: 2-06.4.9.T – Show refuse collection areas, including locations of dumpsters, screening location and materials, as well as vehicle maneuverability, fully dimensioned. Refer to Technical Standards Manual Section 8-01.0.0 for specifics. 24. COMMENT: 2-06.4.9.W – Indicate the locations of the proposed handicapped accessible signs to assure there are no conflicts with pedestrian circulation. A minimum unobstructed vertical clearance of at least 84 inches is required from finish grade to the bottom of the sign if proposed within a pedestrian circulation path (TSM 7-01.4.3.B).
