Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. The following were not properly addressed in the resubmittal: 1. The NPPO Waiver must be signed and stamped by one of the following: 1. An arborist certified by the International Society of Arboriculture; 2. A landscape architect; or, 3. A horticulturist, biologist, or botanist with a minimum B.A. or B.S. in an appropriate arid environment natural resource field.per UDC 7.7.4.D Professional Expertise. Missing Documents: -Commercial rainwater Harvesting Plan 2. Commercial Rainwater Harvesting plan is required per UDC Technical Standards Manual – Section 4-01.3.0. and Section 5-01.0.0 Landscaping and Screening. Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. 12/14/2023 | Site Zoning | REQUIRES RESUBMIT | DSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Yavapai Condominiums Development Package (2nd Review) TD-DEV-0923-00383 TRANSMITTAL DATE: 12/14/2023 DUE DATE: 1/5/2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is December 14, 2024. 1. COMMENT: 2-06.3.12 – The following comment does not appear to have been addressed: “The sheet index shall include all sheets submitted in the tentative plat” It is noted that the Final plat has been added to the plan set. Please remove the final plat documents from the plan set, as this is a separate document. You may be uploaded as a supplemental document but should not be part of the DEV plan set. Once the Final Plat sheets have been removed the sheet index on the first sheet will be compliant. 2. COMMENT: 2-06.4.2.D – The page number and total number of pages shall be provided on all sheets of the TP and include all sheets submitted. Please see comment number 1. 3. COMMENT: 2-06.4.9.A – The following comment does not appear to have been addressed: “Draw in all proposed lot lines with approximate distances and measurements.” It is noted that the measurements for the entire site have been added to the site plan on sheet 1. However, zoning staff are looking for the measurements for each individual lot on site. Please refer to page 7 (007.tif) of the following document from the original plat: https://maps-and-records.tucsonaz.gov/subdivisions/details/7652. Notice the line data on the site plan with the “Line Table” with the measurements of the lines. Please add those measurements to the site plan, along with an approximate size of each lot. 4. COMMENT: 2-06.4.9.O – the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is in the R-3 zone (UDC 4.7.9). A multi-family residence is a permitted use in this zone (Table 4.8-2). The minimum setback from the approved Final Plat S05-117 is based on a ¾ wall height (plat note 33). There are two approved models based for the site (TC-MDP-1222-00027) of varying heights that will require perimeter (East) yard setback reductions: Unit A – 25’-2” maximum building height Unit B – 23’-2” maximum building height Based on the platted ¾ (H) requirement the required setback as measured to the East property line for all buildings with “Unit A” design is 18’-11”. Based on the platted ¾ (H) requirement the required setback as measured to the East property line for all buildings with “Unit B” design is 17’-5”. With a total of 8 units total on-site, each building is 16’-6” away from the eastern property line. A reduction from 18’-11” to 16’-6” is requested for all buildings constructed to the specifications of Unit A and a reduction from 17’-5” to 16’-6” is requested for all buildings constructed to the specifications of Unit A. Additionally, the wall height adjacent to the property line to the North has a platted setback requirement equal to the height of the building. Based on a maximum wall height of 25’-2”, the required wall height for unit 8 to the north property line is 25’-2”. A reduction from 25’-2” to 22’, as measured to the North (rear) property line is requested. Upon re-submittal of this DP, please apply for the DDO through this permit number.
