SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

1. COMMENT: 2-06.3.10 – On the cover sheet, please identify the following symbols in the legend:

- Property line limits
- Existing Fence
- Right-of-way

2. COMMENT: 2-06.4.7.A.4 – Previous comment was not fully addressed. Add the applicable use specific standards under Note #6 of the General Notes for the proposed use. Per UDC Table 4.8-5, the applicable standards are 4.9.5.C.2, .4, .5, .6, and .8; 4.9.5.E.1 and .2; and 4.9.13.Q.

3. COMMENT: 2-06.4.7.A.8.b – Based on the square footage areas listed on the site plan (existing building: 9,278 s.f.; container: 158 s.f.; and patio expansion: 1,195 s.f.), the total square footage is 10,631 s.f. Please correct this information on the cover sheet to ensure consistency.

4. COMMENT: 2-06.4.7.A.8.b – On the cover sheet under General Notes, Note #2 indicates a total building area of 7,500 square feet; however, the site plan indicates a total area of 9,278 square feet. Please correct this discrepancy.

5. COMMENT: 2-06.4.8.A – The site plan does not show the entire area of Pima County Parcel Number 124-15-0090 and it’s corresponding perimeter information. This information can be found at the Pima County Assessor’s website at this link: https://www.asr.pima.gov/ParcelData/Map/Arm/MP08/08009_01.PDF. Additional information regarding the legal description of this parcel and it’s dimensions can be found at Sequence Number 20222020167 with the Pima County Recorder’s Office.

6. COMMENT: 2-06.4.8.C –Please draw, label, and dimension the adjacent right-of-way to the south on the site plan as shown on Paving Plan I-476, Page 3.

7. COMMENT: 2-06.4.9.F – Previous comment was not fully addressed. Add the zoning classification (I-1) for the properties adjacent to the north and south sides of the subject property.

8. COMMENT: 2-06.4.9.H.5.a – It appears that the addition of the container to the north resulted in a total GFA of 10,631 s.f. This increased area, divided by 1,000, requires 10.6 parking spaces, which per UDC 7.4.3.G should be adjusted to the next higher whole number. The updated number of vehicle parking spaces required is 11 spaces.

Per UDC 7.4.5.F.3, this number may be reduced from 11 to 10. Please add the following information as part of your parking calculations:

“Perishable Goods Manufacturing Total Square Footage: 10,631 s.f.

Perishable Goods Manufacturing requires 1 parking space per 1,000 s.f.

Total Number of Motor Vehicle Parking Spaces Required:
10,631 / 1,000 = 11 spaces

Per UDC 7.4.5.F.3, given that a total of eight non-required bicycle parking spaces are being provided, this requirement is reduced by one space, resulting in a total requirement of 10 motor vehicle parking spaces.

Total Number of Motor Vehicle Parking Spaces Provided:
2 spaces

An Individual Parking Plan application has been submitted to allow a reduction in the required motor vehicle parking spaces from 10 to 2.”

9. COMMENT: 2-06.4.9.H.5.a – This project requires one (1) van-accessible parking space. Please note that if you plan to request a Building Official Appeal to waive this requirement, a note clarifying this request should be included in your motor vehicle parking calculations. To submit this request, you may submit a narrative as a separate application through TDC Online. The application type is “Building Code Appeal.”

10. COMMENT: 2-06.4.9.H.5.d –Provide a separate bicycle parking detail for a single bicycle parking space demonstrating compliance with UDC 7.4.9.B.2.f, which requires each short-term bicycle parking space to be at least two feet by six feet, and UDC 7.4.9.B.2.g, which requires a bicycle rack to be a minimum of two and one-half feet from a wall or other obstruction.
