THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING, PER-THE-CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM).

RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. The land use of this proposal is industrial. Industrial land use adjacent to office zone requires a landscape border per UDC Table 7.6.4-1. The linear footage from the future ROW line to the I-1 zone to the west requires the trees and 5’ wall.

**In addition to the interior landscape border comments above and this constrained site: The south property line to the edge of curb has a varying width of approximately 4 feet to less than 4 feet. The border should be 10 feet in width to comply. The north property line has a 5-foot sidewalk running through the area of the required 10-foot landscape border. Adjust as necessary or inquire about a Design Development Option for these two required interior landscape borders.

2. The future SVTs include plant material that may be in conflict with the following code:

See TSM 5-01.7.0 STANDARDS FOR TREES IN SIGHT VISIBILITY TRIANGLES. Trees may be planted in sight visibility triangles provided that: 7.1 The trunk caliper, at maturity, does not exceed 12 inches in diameter; 7.2 The lowest branch of any tree is at least six feet above the grade of the street or driveway, whichever is the determining factor in the sight visibility triangle; and 7.3 Trees are not planted in a line that could result in a solid wall effect when viewed at an angle. Trees are located in the sight visibility triangles. If the trees are appropriate per the above sections, then please make sure that the gallon/box size is large enough so that they can be maintained to the six feet above grade minimum.

3. Nolina texana and Calliandra eriophylla mature height vary from 1 to 3 feet. Verify that all shrubs/grasses selected to be within the sight visibility triangle will be less than 30” height at maturity. If they will be larger than the 30” and will require vigilant maintenance to keep the plants below the 30 inches, then please chose a different variety or move the plants out of the SVT.

4. Landscape note number 5 is cut off on the planting plan sheet.

5. Prior to Site Landscape Development Package approval, please make sure Site Zoning and Site Engineering comments are completely addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 22, 2027.
