This should be noted/call-out on the plans as well as construction detail #5. This is due to proximity to both proposed structure as well as existing structure to the south – infiltration into the ground associated with both building foundations will not be allowed. 3. Show the 2ft minimum grading setback from the property line on the grading plan TSM 2-01.9.0. Demonstrate this along the southern portion of the development. A reduced setback will require geotechnical justification that no adverse impacts will be caused by the proximity of grading and drainage infrastructure within the minimum 2-foot setback. A street landscape border is not achievable, as the face of the building along 4th Av is the ROW/Property Line. The IID requirement for shade asks for additional shade trees to be implemented along the sidewalk along 4th Ave. DTM review is required for all planting and irrigation in the ROW prior to the approval of the development package. INFILL INCENTIVE DISTRICT AND DOWNTOWN LINKS SUBDISTRICT REFERENCE COMMENTS: UDC 5.12.8 GENERAL IID ZONING OPTION DESIGN STANDARDS An IID Plan under the IID zoning option design standards must demonstrate compliance with the following for site landscape: 5.12.8.B Streetscape Design Streetscape design must comply with the street design standards in the Technical Manual and the Streetscape Design Policy. **5.12.8.B.2.a Shade a. Except as provided below, shade shall be provided for at least 50% of all sidewalks and pedestrian access paths as measured at 12:00 p.m. on June 21 when the sun is 80 degrees above the horizon. Shade may be provided by trees, arcades, canopies, or shade structures provided their location and design characteristics are compatible with the historic and design context of the street and the architectural integrity of the building. The use of plantings and shade structures in the City right-of-way is permitted to meet this standard with the approval of the Transportation Department. The shade provided by a building may serve to meet this standard. **INCLUDE A SHADE STUDY AS PART OF THE SITE LANDSCAPE DEVELOPMENT PACKAGE. **b. Exception The PDSD Director may approve an IID Plan providing less than 50% shade where compliance is not feasible due to a project site's location and/or building orientation and the applicant has made a reasonable attempt to comply with this standard. **IF PERUSING A PDSD DIRECTOR EXCEPTION, PLEASE STATE THE CONSTRAINTS AND HOW THE DESIGN IS MEETING THE INTENT OF THE IID ON THE PLANTING PLAN OR ON THE COVER SHEET OF THE PLAN SET.
