Site Engineering Comments:
1. Wheel stops will be required at all parking spaces adjacent to the sidewalks so as not to reduce the sidewalk path to less than 4 feet. UDC 7.4.6.H & TSM 7-01.4.2. This will need to be demonstrated for all parking spaces on the north parking spaces.
2. It will be required that the swale proposed abutting the south of the new proposed building be grouted. This should be noted/call-out on the plans as well as construction detail #5. This is due to proximity to both proposed structure as well as existing structure to the south – infiltration into the ground associated with both building foundations will not be allowed.
3. Show the 2ft minimum grading setback from the property line on the grading plan TSM 2-01.9.0. Demonstrate this along the southern portion of the development. A reduced setback will require geotechnical justification that no adverse impacts will be caused by the proximity of grading and drainage infrastructure within the minimum 2-foot setback.
