Site Engineering Review Comments:
1. The request for waiving of the 2-foot setback requirement in compliance with TSM 2-01.9.0 has been denied. As the structure to the South resides near/along the current property line, the proposed work including the drainage swale will not be allowed to potentially impact the southern existing structures foundation. It would be necessary that a different avenue be pursued regarding roof drainage. One recommendation would be to potentially utilize a gutter system paired with drain piping to ensure that roof drainage can reach the Western portion of the site.

THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING, PER-THE-CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM).

RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. PDSD Site Landscape and Tucson Water Conservation require the meter to be called out as “irrigation only” on the irrigation plan, so that there is no question at construction and implementation. Please add the additional notation to the call out and legend for redundant clarity.

2. The subwatershed and WHIA are difficult to identify on the rainwater harvesting plan. Make sure to include the top edge of the WHIA in the exact location shown on the civil grading plans. On the rainwater harvesting plan, include simple spot elevation at WHIA inlet, bottom of WHIA and WHIA outlet for quick reference in the field during construction.

3. PER REVIEW STANDARD: Design Package under SD-0126-00007 will need to be approved prior to approval of the Development Package.

04/06/2026 Site Zoning Standard REQUIRES RESUBMIT 1. COMMENT: In reference to Code Enforcement violation CE-VIO0324-01079, indicate the proposed disposition of the unpermitted wall along Herbert Av. If this wall is to be demolished, indicate so on plans and add a note under the "Building Demo Keynotes" on Sheet 1 and refer to the Code Enforcement activity number.

If the wall is to remain, clearly indicate what portion is to remain; as currently shown on plans, the existing sliding gate appears that it may be too long to remain, even in its retracted position, and allow the trash enclosure doors to fully open.

2. COMMENT: Indicate height of existing chain link and masonry walls.

3. COMMENT: The adjacent property to the south, 513 N 4th Av, appears to currently have an exterior door which opens onto the subject property.

Confirm whether an access easement granted to the southern neighboring property exists along this property line. If a title search report is available, this may be provided.

If an easement is present, draw, dimension, and label is on the plans and include the recordation number.
