1. Provided 4” white paint stripe pathing in response to previous comment 4 is not sufficient. A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located Vertical separation is required when there is a sidewalk associated with PAALs. Technical Standards Manual 7-01.4.1.B
2. For keynote #24 downspout, ensure that stormwater from roof drains, up to and including flow from the ten-year storm event, does not pass over sidewalks/pathways per Technical Standards Manual 7-01.4.3E.
3. The floodplain use permit for work within a floodplain for the development package must be applied for and approved prior to final Site Engineering approval to the development package.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 25, 2026.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

1. COMMENT: 2-06.4.9.O – Follow up to previous comment 6. It is acknowledged that a Design Development Option (DDO) has been requested (TP-MOD-1025-000068) to reduce the minimum required setback to the East property line. Site zoning is unable to approve this permit until the DDO has been approved and the public comment period has passed. Once you receive the DDO determination letter, please resubmit all documents for review.

2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual.

2. COMMENT: 2-06.4.9.R – Follow up to previous comment 7. Please see Site Engineering comments about the pedestrian connectivity requirements for areas between a building and a PAAL.
