This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:
1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. The City of Tucson ROW notes are good. A few proposed shrubs and subsequent irrigation are in the ROW. DTM approval is required for all planting and irrigation in the ROW prior to the approval of the development package. Reach out to David Marhefka (david.marhefka@tucsonaz.gov) for this project. DTM will provide a letter of consent for your records and for the overall project file.

3. There are 42 parking spaces provided and the parking calculations on sheet L1 state that there are 45 parking spaces. Please update your parking tree requirement calculations to reflect this number.

4. The south Street Landscape Border: 7.6.4 Landscape Standards states that the street landscape border must be located entirely on site, except that, if approved by the City Engineer or designee, up to 5 feet of the 10 feet required may be placed in the ROW. If the existing shade trees in the ROW are within those 5 feet, then they can be counted toward your provided street landscape border trees. Coordinate this requirement with comment #2, DTM approval. Update your required and provided numbers to reflect the new and existing trees separately along with the total. 6 required and 9 provided.

5. On the CRWHP, my estimation of the square footage of S-2 should be greater, this additional square footage will help your percentage total. Check the square footage and update the total within the water budget spreadsheet.

6. Some of the flowline arrows on the CRWHP do not match the flowlines on the grading plan. Please coordinate the flowline arrows to match.

7. There are two WHIA called out as “A”. Update S-3 area WHIA to “C” for clarity.

8. Please label irrigation meter as “irrigation only”. See TSM 4-01.6.0

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 21, 2025.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 8/23/2024. There are existing facilities within the development which are
not depicted upon the plan. There are possible conflicts with overhead pole lines within
the alley.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
