ADA parking spot on the Northwest of the development shows an 8.7% slope 2. The ADA hatched area in the northwest parking space also shows a 5.6% slope based on the spot elevation and distances. Revise so that 2% slope max is followed for the entire ADA parking area. 3. Show that the trash enclosure pad slopes 1% towards gate and 2% away from enclosure. As it stands right now, it could be seen to potentially flowing towards in the enclosure due to lack of spot elevations or slope values following TSM 8-01.0.0 4. Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TD-DEV-0824-00228 – Commercial – Development Package for adding 4 duplex buildings to existing site 5740 S Nogales Hy Tucson, AZ 85706 (R-2 Zoning) Development Package Review – 5th Review TRANSMITTAL DATE: October 10, 2025 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 11, 2025. While technically ‘past due’, Zoning has determined that a new application will not be required for this review (and subsequent customer response / submittal). SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) Section 2-06.4.0 CONTENT REQUIREMENTS 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. 1. COMMENT: Comment #3/ Review #4 was partially updated. Per 6.4.5.2.a., For nonresidential and multifamily development abutting an Arterial or Collector Street the minimum required street perimeter yard is ten feet, as measured from the existing or future property line as determined by the adopted Major Streets and Routes Plan, whichever is greater. The Site Notes No. 15 on the C1 sheet still depicts a 20’-0” front yard setback. Update accordingly. 2. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments RESUBMITTAL OF THE FOLLOWING IS REQUIRED: 1. Corrected development package permit. 2. Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.
