This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:
1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Provide the development package case number, TD-DEV-0824-00222, adjacent to the title block on all sheets. 2-06.4.3

PER SITE ZONING COMMENT (#7) 2-06.4.9.H.5 – AS THE EXPANSION OF USE AREA IS GREATER THAN 25% CLEARLY DEMONSTRATE THAT THE VEHICLE USE AREA MEETS ALL REQUIREMENTS OF UDC ARTICLE 7.4.6, UDC ARTICLE 7.4.3.E.

1. A landscape plan is required per UDC 7.6.2.B.1-b. The Unified Development Code requires all new development, or an expansion of greater than 25% of an existing development to submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4 and Administrative Manual 2-10.

2. Provide the required number of trees in all vehicular parking areas (1 tree to 4 parking spaces) per UDC 7.6.4.B.1. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.

3. An irrigation plan and specifications are required per UDC Administration Manual 2-10.4.2.C and Technical Standards Manual Section 4-01.4.2, Irrigation Standards.

5. Depress all landscape areas 6 and 9 inches to maximize water harvesting on-site.

7. After reviewing aerial images of the site, it appears that there may be a few protected native plants in the northwest corner of the site. COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 12, 2025.

2-06.3.0 FORMAT REQUIREMENTS

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.4 – Clarify if the proposed use is Automotive: Major Service and Repair or Minor Service and Repair.

4. COMMENT: 2-06.4.7.A.6.a – Remove the reference to UDC Section 5.6.8.B, ADC-2 (AEZ) and Section 5.6.9.B, NCD-B (AEZ), from General Note 20 as this site is not located within any airport overlay.

5. COMMENT: 2-06.4.7.A.8.c - Based on aerial photographs the shade canopies are used for auto repair provide a use area expansion calculation on the plan.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

6. COMMENT: 2-06.4.8.C – Provide the following for Ft. Lowell, dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

7. COMMENT: 2-06.4.9.H.5 – As the expansion of use area is greater than 25% clearly demonstrate that the vehicle use area meets all requirements of UDC Article 7.4.6, UDC Article 7.4.3.E.

8. COMMENT: 2-06.4.9.H.5.a – Demonstrate how the requirements of UDC Article 7.4.6.H.1 are met for the vehicle parking space adjacent to the fence.

9. COMMENT: 2-06.4.9.H.5.a – It does not appear that the vehicle parking space calculation is correct. Per UDC Article 7.4.3.F.4 the GFA shall include the canopies.

10. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation states that 1 accessible parking space is required and provided but there is no accessible space shown on the plan. The calculation shall also show the number of van accessible spaces required and provided. Per 2018 IBC Section 1106.5 the accessible space is required to be van accessible.

11. COMMENT: 2-06.4.9.H.5.a – Provide a detail for both a standard and accessible space.

12. COMMENT: 2-06.4.9.H.5.d – Provide a short- & long-term bicycle parking space calculation that includes the number required and provided. Per UDC Table 7.4.8-1 and UDC Article 74.3.A.2.

13. COMMENT: 2-06.4.9.H.5.d – Provide a detail for both the required short- & long-term bicycle parking that clearly demonstrates how all requirements of UDC Article 7.4.9 are met.

14. COMMENT: 2-06.4.9.J - As Ft. Lowell is designated on the COT MS&R Map as an Arterial with a future right-of-way (ROW) of 100’ show the future ROW line, curb and sidewalk on the plan

15. COMMENT: 2-06.4.9.O – The required north (street) perimeter yard setback is not correct. Review UDC Article 6.4.5.C.2.a and provide the correct required setback.

16. COMMENT: 2-06.4.9.O – The required south perimeter yard setback is not correct. Review UDC Article 6.3.3.E and UDC Table 6.3-4.A and provide the correct setback.

17. COMMENT: 2-06.4.9.Q – The use shown within the footprint of the building does not match the use listed on sheet 1.

Also, provide a general note on the plan that states all signage requires separate permits.
