This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one year expiration date is December 12, 2024. 9. A revised plan set as well as a comment response letter were not submitted. Zoning acknowledges that an application for a Design Development Option (DDO) has been submitted to reduce the required side street perimeter yard. Per UDC 6.4.5.C.2.b, the required side street perimeter yard is 20'-0"; proposed is 18'-8". However, based on the angle of the enclosure in relation to the approach of the service vehicle it appears the truck may obstruct the entire street during service operation. Need to depict the 14’ x 40’ clear approach and call out the north border of Copper St. The enclosure may have to be rotated counter clockwise so at a 30 degree angle in order to minimize obstruction and satisfy access to enclosure. 4. TSMR 4 - The TSMR process can't eliminate the requirement for pedestrian circulation to the trash enclosure entirely. With pedestrian circulation being proposed and accepted to E Copper St via N Campbell Av, the required pedestrian circulation path to the trash enclosure could also be provided via N Campbell Av and shown as such on the plans to avoid crossing the drive thru lane. 5.
