Comments:
1. At reconstructed entrance/ exit on Copper St, the pedestrian pathway through the driveway must maintain a 2% maximum cross slope.
2. New curb returns at the entrance/ exit on Copper must have 18’ radii.
3. New concrete sidewalk along Copper St must be 5’ wide.
4. Along Copper where new sidewalk goes around the fire hydrant. Sidewalk taper is to be a minimum of a 3:1 taper, at back of curb.
5. Future ROW width is 120’. Correctly show this on the plan.
6. Correct the Sight Visibility Triangles. Near side, 345’ and the Far side, 125’.
7. Provide a sidewalk connection from the on-site pedestrian circulation path, to the sidewalk in the ROW along Copper.
8. Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 60” X 60” ADA landing is required. Landings shall be 60” X 60” and not to exceed a 2% cross slope in all directions.
9. Solid waste (trash containers) cannot be located in the ROW, please show the trash enclosure (Keynote No. 18,) fully on private property.
10. The entrance/ exit on Campbell Ave is to be constructed per P.A.G. standard 206.
11. Protect in place or relocate accordingly, existing regulatory or warning signs.

1. The dumpster enclosure is positioned in a way that the waste collection truck is accessing the enclosure from the street. TSM 8-01.5.3.A requires that waste service access is from within the development.
2. TSM 7-01.4.1.G states that crosswalks cannot cross any type of stacking area for drive-through lanes. The pedestrian access to the dumpster must be relocated.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is September 20, 2024.

1. COMMENT: 2-06.4.3 – Add the development package case number, TD-DEV-0823-00382, adjacent to the title block on all sheets.

2. COMMENT: 2-06.4.7.A.4 – General note 3 indicates that the proposed use is Food and Beverage Sales, excluding Large Retail Establishment. However, there are additional references on the cover sheet and site plan that indicate the proposed use is a new one-story Food Service building. Clarify the discrepancy.

3. COMMENT: 2-06.4.7.A.6 – Provide a general note indicating that the project is also designed to meet the overlay zone criteria for: UDC Sec. 5.5, Gateway Corridor Zone.

4. COMMENT: 2-06.4.9.F – Provide the zoning classifications across all adjacent rights-of-way.

5. COMMENT: 2-06.4.9.H.2 – As Campbell Avenue is designated as an Arterial Gateway on the Major Streets and Routes Plan Map with a 120’ future right-of-way width, show the future right-of-way, future curb and sidewalk, and future sight visibility triangles on the site plan.

6. COMMENT: 2-06.4.9.H.5 – Provide a minimum height clearance of 15 feet along the proposed drive-thru lane (UDC 7.4.6.E.2).

7. COMMENT: 2-06.4.9.H.5 – Per UDC 7.4.7.B.2, the stacking area for drive-thru lanes must not cross on-site pedestrian access. A TSMR is required to allow a pedestrian circulation path within the stacking area.

8. COMMENT: 2-06.4.9.H.5.a – Clarify the use of the property to determine whether the required and provided number of motor vehicle parking spaces is correct.

9. COMMENT: 2-06.4.9.O – Per UDC 6.4.5.C.2.b, for nonresidential and multifamily development abutting a local street, the minimum required street perimeter yard is 20 feet, as measured from the street property line. Design Development Option (DDO) approval is required to reduce the side street perimeter yard to 4.81 feet. 10. COMMENT: 2-06.4.9.Q – Clarify the use provided within the footprint of the proposed building as well as the height of the building overhang.

11. COMMENT: 2-06.4.9.R – Per TSM 7-01.3.3.A, a continuous pedestrian circulation path is required to connect all public access areas of the development and the pedestrian circulation path located in any streets. A Technical Standards Modification Request is required to remove the requirement to provide a pedestrian connection to Copper Street.

12. COMMENT: 2-06.4.9.S – Per TSM 10-01.4.1.A.1.a, as an expansion of 25% or more is proposed, a sidewalk with a minimum width of five feet is required along Copper Street.

13. COMMENT: 2-06.4.9.W – Ensure that the proposed handicapped accessible parking sign does not decrease the minimum width of the sidewalk to less than four feet (TSM 7-01.4.3.A).

14. COMMENT: A separate Commercial Demolition Permit is required to demolish the existing building on the site.
