This development is located in the S.W. quarter of the N.W. quarter of Section 23, Township 14S, Range 14E, of the Gila and Salt River Meridian. The development site occupies parcel number 131-04-399H, covers approximately 2.0 ± acres, and is zoned as Commercial Zone 2 (C-2). The nearest major roadway intersection is East 29th Street and South Swan Road, approximately 500 feet to the southwest of the subject development. The Tucson Airport Authority approves the proposed project and is not requiring a resubmit of this project. | 05/14/2024 | Site Zoning | APPROVED | Zoning has no issue with the proposed wall location, or height. However, the following comments will apply when a wall permit is applied for. COMMENT: The wall with the proposed alteration is located within the required setback area of 20 feet. Due to the location of the wall, UDC Article 6.6.2.I.1.,2. requirements apply. The following is applicable for the alteration to the wall. The maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: 1. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron; 2. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall. If the wall/fence does not meet the 75% unobstructed requirement a Design Development Option will have to be applied for during the building permit process.
