ii. On detail or a planview:

b. Add Depth of flow and velocity for proposed regulatory conditions at outlet into South Channel.
iii. On sheet 20, detail W, provide dowling for connection between new outlet infrastructure and existing channel top of bank concrete infrastructure.

3. TS Sec.4-04.2.3.1.5: Clarify the following details:
a. In legend and planviews clarify hatching and entity used in legend matches planviews for gabion baskets and other features shown on planviews and details, including offsite spillway.
b. For detail X/19, the detail does not appear to match the planview conditions; additional clarity or cross sections needed. Riprap show to extend to 5-ft wide berm on planview yet is shorter on detail showing 5-ft wide berm.
4. TS Sec.4-04.2.3.1.5.G: Provide documentation for City permit archive, stating authorization is provided for offsite drainage improvements along east boundary.

1. From recent clarification from Environmental Services per TSM section 8, although recycling service isn’t required the site needs to provide at minimum the enclosure space for both solid waste and recycling.
2. Provide a reference for each basin with their corresponding basin plan names: Basin 2 -> TE-BAS-0923-00198, Basin 1 -> TE-BAS-0923-00199.
3. Show the location of roof downspouts. Stormwater from roof drains may not pass over ADA sidewalks per TSM 7-01.4.3D.
4. Provide the distance between the masonry wall and the bollards in the detail for the dumpster enclosure.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 30, 2024.

CONTENT REQUIREMENTS

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. COMMENT: 2-06.4.7.A.4 – Under Development Plan General Note 3 the proposed use references “GENERAL MANUFACTURING” but under the vehicle and loading calculation you reference “OFFICE & GENERAL MANUFACTURING” and under the bicycle calculation you reference “OFFICE & WAREHOUSE”, clarify what the proposed use is.

3. COMMENT: 2-06.4.7.A.4 – The Use Specific Standards listed under Development Plan General Note 3 for the proposed use are not correct. Review UDC Table 4.8-5 and provide the correct standards.

4. COMMENT: 2-06.4.7.A.6.a – As this site does not boarder on a street designated on the COT MS&R Map remove the reference to “SECTION 5.4 – MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE” from Development Plan General Note 4.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

5. COMMENT: 2-06.4.9.E - It appears that some type of land split is proposed. This process must be approved prior to approval of this DP.

6. COMMENT: 2-06.4.9.G – Provide a FAR calculation for both phases.

7. COMMENT: 2-06.4.9.G – The Phase 2 vehicle, bicycle & loading calculation shall include the entire site requirements for both required and provided.

8. COMMENT: 2-06.4.9.H.5 – Clearly indicate how vehicles will be prevented from accessing Phase 2 until such time that Phase 2 is constructed.

9. COMMENT: 2-06.4.9.H.5.a – The parking ratio used for General Manufacturing 1/5,000 SF is not correct. Review UDC Table 7.4.4-1 and provide the correct ratio.

10. COMMENT: 2-06.4.9.H.5.a – Demonstrate compliance with UDC Article 7.4.11 & 7.4.12 for the proposed office use.

11. COMMENT: 2-06.4.9.H.5.c – The loading space calculation for General Manufacturing is not correct. Review UDC Table 7.5.5-A and provide a correct calculation. Direct Access is not applicable for General Manufacturing.

12. COMMENT: 2-06.4.9.H.5.d – The short & long term bicycle parking calculations reference “OFFICE & WAREHOUSE” but the vehicle parking calculation references “OFFICE & GENERAL MANUFACTURING” and the proposed use under Development Plan General Note 3 references “GENERAL MANUFACTURING”, clarify what the proposed use is, see comment 2, and provide correct calculation that address the correct proposed use(s).

13. COMMENT: 2-06.4.9.H.5.d – The short term bicycle parking required number for an Office use is not correct and should be a minimum of 2 spaces.

14. COMMENT: 2-06.4.9.O – The perimeter yard setbacks listed for the north are not correct. Based on the proposed land split the zoning to the north of this site is I-1.

15. COMMENT: 2-06.4.9.O – The required perimeter yard setback to the west is not correct. Review UDC Article 6.4.5.C.2.b and provide the correct required setback.

16. COMMENT: 2-06.4.9.W – Keynote 15 calls out a monument sign but Zoning was not able to find keynote 15 on the plan, clarify where the sign is located.
