| 09/20/2023 | Site Zoning | REQUIRES RESUBMIT | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Wyatt Berger Lead Planner PROJECT: The Mission at Sentinel Peak Development Package (1st Review) TD-DEV-0823-00366 TRANSMITTAL DATE: September 20, 2023 DUE DATE: September 28, 2023 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is September 20, 2024. 1. COMMENT: 2-06.4.2.D – Ensure that sheets 4 and 5 provide the page number and total number of pages in the development package drawings (i.e., page 4 of 5). 2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0823-00366, adjacent to the title block on all sheets. Additionally, provide relevant rezoning case numbers C9-81-03 and C9-83-23 adjacent to the title block on all sheets. 3. COMMENT: 2-06.4.8.C – Provide the width and recordation data for all rights-of-way adjacent to the site. 4. COMMENT: 2-06.4.9.H.5 – Back-up spurs with a minimum of three feet in depth, three foot radii, and wheel barriers are required to be provided adjacent to the proposed rolling gates and motor vehicle parking spaces. Additionally, a minimum distance of three feet must be provided between the back-up spur and the rolling gate (UDC 7.4.6.F.4). 5. COMMENT: 2-06.4.9.Q – Provide the height of the proposed shade canopy on Building 33. 6. COMMENT: 2-06.4.9.W – Ensure that the proposed handicapped parking signs do not decrease the minimum width of any sidewalks to less than four feet (TSM 7-01.4.3.A).
