09/07/2023 | Site Zoning | REQUIRES RESUBMIT | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Wyatt Berger Lead Planner PROJECT: Multifamily residential fence addition Development Package (1st Review) TD-DEV-0823-00365 TRANSMITTAL DATE: September 7, 2023 DUE DATE: September 24, 2023 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is September 7, 2024. 1. COMMENT: 2-06.4.3 – Add the development package case number, TD-DEV-0823-00365, adjacent to the title block on all sheets. 2. COMMENT: 2-06.4.7.A.4 – Identify that the proposed use is Multifamily Development, and that the use is subject to use-specific standards 4.9.7.B.6, .9 and .10. 3. COMMENT: 2-06.4.8.A – Based on the site boundary/subdivision information provided, the proposed fence appears to be located within the public right-of-way. Ensure the proposed fence is located completed within private property. 4. COMMENT: 2-06.4.9.F – Provide the zoning classifications abutting the subject property and across all public rights-of-way. Additionally, indicate the C-2 and R-2 zoning boundaries on the site plan. 5. COMMENT: 2-06.4.9.H.5 – Ensure that back-up spurs with a minimum depth and radius of three feet, in addition to curbing, are provided at the ends of rows of parking where the fence is proposed. 6. COMMENT: 2-06.4.9.H.5 – Provide wheel stop curbing for the parking spaces to prevent motor vehicles from damaging the proposed fence along Bellevue Street (UDC 7.4.6.H.1). Ensure the wheel stop curbing is a minimum of two and one-half feet from the front of the motor vehicle parking spaces. 7. COMMENT: 2-06.4.9.H.5.a – It appears at least one motor vehicle parking space is proposed to be removed. Provide calculations on the number of required and proposed motor vehicle parking spaces as prescribed within UDC Table 7.4.4-1. Indicate which motor vehicle parking spaces are proposed to be removed on the site plan.
