This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one year expiration date is October 23, 2024. 5. COMMENT: 2-06.4.9.H.5 – This comment was not entirely addressed. Ensure that back-up spurs with a minimum depth and radius of three feet, in addition to curbing, are provided at the ends of rows of parking where the fence is proposed. Provide dimensions on the site plan confirming the above back-up spur and curbing standards are met. A Parking Design Modification Request (PDMR) is required to modify this requirement. 6. COMMENT: 2-06.4.9.H.5 – This comment was not entirely addressed. Provide wheel stop curbing to prevent motor vehicles from damaging the proposed fence along Bellevue Street and from crossing the south lot line (UDC 7.4.6.H.1). Provide a parking detail demonstrating that the wheel stop curbing is a minimum of two and one-half feet from the front of the motor vehicle parking spaces. 7. COMMENT: 2-06.4.9.H.5.a – Remove the dashed lines indicating the elimination of the existing diagonal motor vehicle parking spaces. Additionally, as a new handicapped accessible parking space is proposed, provide a detail of this parking space demonstrating compliance with the ICC A117.1 Section 502.
