Some comments from the first submittal were not entirely satisfied. Please resubmit revised drawings along with a detailed response letter which states how all comments were addressed. You need only respond to unsatisfied comments.

1. SDG 3-14 Where sidewalks cross driveways, the sidewalk should be dominant, maintaining the level, slope, and material of the sidewalk. Please email me if you would like examples.
a. Noted.
i. Please explain how you have satisfied this requirement. If using an apron, show the apron on the Site Plan and call out P. A. G. SD 206. Alternately, if using curb returns, you can show point elevations on the sidewalk adjacent to the driveway and along the sidewalk where it will be crossed by the driveway. Please also, if using curb returns, note that concrete is used in place of asphalt for the sidewalk that is crossed by the driveway. Sidewalks that are crossed by driveways should be at least 4’ think. (P. A. G. SD 206)
2. Driveways could be built with driveway aprons per P.A.G. SD 206 including an extended apron for Broadway if needed.

3. TSM 10-01.4.1 Sidewalks must comply with the P.A.G. SD 207 requires a detectable warning surface embedded in access ramps. Please ensure the ramp at corner of Camino Del Norte and Broadway up to code.

i. This comment was not adequately addressed. The ramp at the corner of Camino Del Norte and Broadway is not shown as being reconstructed (with a bold outline) on the site plan (page 5). Please include this ramp in site plan including a callout referencing P. A. G. SD 207.
4. TSM 10-01.3.2 – Any existing curb, sidewalk, curb access ramps which are not compliant with current standards will be modified or replaced to meet current standards. Please ensure that all broken curbs are repaired.

5. TSM 10-01.5.1, AM 2-06.4.9 – Please provide future and existing sight visibility triangles. Reference TSM 10-01.5.1 for instructions.

Please identify this landing with dimensions and specifications with a callout. Ensure the onsite sidewalk tie in to the ROW sidewalk in the ROW.

8. Please call out P.A.G. SD 207 in reference to all proposed curb ramps in the ROW on the site plan.

i. This comment has not been satisfied. The site plan still shows a drive thru vehicle access lane in the future ROW. If you would like to use an MS&R covenant, email me for a copy of the document (faffs.riederer@tucsonaz.gov), have the property owner sign and include it in your next submittal as a supplemental document. Please include the future site plan, included in this submittal as a supplemental document, in the development package itself.
12. Accessibility note 3 on page 2 indicates that on site pedestrian path should be 5’ wide. Ped path connected to sidewalk in ROW on Broadway is labeled 4’ on site plan.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)
