COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 31, 2024.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.2 – The tentative plat and landscape plans shall be submitted as a single mulit-page pdf.

2-06.3.0 FORMAT REQUIREMENTS

2. COMMENT: 2-06.3.12 – The Sheet Index shall include all plans submitted including the landscape plans.

3. COMMENT: 2-06.4.2.A – As it appears you are using the Flexible Lot Development use allowed under PAD-38 Part 4.A.1.a.5).f, provide a reference to FLD in the title block.

4. COMMENT: 2-06.4.2.D – the page number and total number of pages shall include the tentative plat sheets and landscape sheets.

6. COMMENT: 2-06.4.7.A.4 - It does not appear that the PAD Section reference, PAD-38, Sec. A.1.a.5.d, listed under General Note 5 is correct. As the PAD is silent on minimum lot size for standard single-family detached, minimum lot size, “provisions of the UDC for R-2 shall apply. That said as a standard single-family detached development the minimum lot size is 5,000 sq. ft. This development needs to be submitted showing the use as an FLD subdivision meeting the requirements of UDC Article 8.7.3.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

7. COMMENT: 2-06.4.9.O – The setback listed under SIDE YARD SETBACKS, MINIMUM DISTANCE BETWEEN BUIDLINGS, 5’, is not correct. Per PAD-38 Part 4.A.1.e.ii, the minimum distance between buildings is 6’-0”.

8. COMMENT: 2-06.4.9.V - For gang mailboxes indicate location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping.

2-06.5.0 FLEXIBLE LOT DEVELOPMENT (FLD - ADDITIONAL REQUIREMENTS)

9. COMMENT: 2-06.5.2.A – Provide a site coverage calculation that meets the requirements of UDC Article 6.4.3 & UDC Article 8.7.3.D.3.
