TSM 10-01.4.1 The new sidewalk in the ROW should be 6’ wide. 4. TSM 10-01.3.2 vertical curb is required along Valencia Rd. 5. A Private Improvement Agreement (PIA) is required for this project because the required curb and sidewalk will be over 300’ long and will affect drainage. SD 207, ICC 117.1 Sec 405.7 - Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 60” X 60” ADA landing is required with a maximum 2% cross slope. Please identify this landing with dimensions and specifications with a callout. 8. Please add a stop sign in the ROW west of the southbound driveway across from S Frost Dr. 9. Please call out P. A. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. COMMENTS: 1. Ensure that Zoning, Engineering comments, and concerns are addressed prior to landscape section approval. 2. Include the landscape legend on all landscape planting plan sheets for ease of review. 3. Label sight visibility triangles and ROWs (existing and future) to all landscape plans, if necessary. 4. Please include a planting detail showing root barriers next to sidewalks and parking lots. | 09/21/2023 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Vail Christian Church – Phase 2 Development Package (1st Review) TD-DEV-0823-00354 TRANSMITTAL DATE: September 21, 2023 DUE DATE: September 23, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 20, 2024. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0823-00354, adjacent to the title block on all sheets. 2-06.4.7.A.8 - For development package documents provide: 2. COMMENT: 2-06.4.7.A.8.c – Provide a building and vehicle use are expansion calculation on the plan. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. As the proposed building expansion appears to exceed the 25% expansion the following comments apply to the entire site, UDC Article 7.4.3.E.2. 3. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate how a vehicle attempting to access the site can turn around on-site without backing out into the right-of-way if the existing gates are closed. Zoning was not able to find approved permits or compliance reviews for the existing fence and gates as shown on this plan. 4. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the requirements of UDC Article 7.4.6.H.1 are met for the entire site. 5. COMMENT: 2-06.4.9.H.5.c – The loading space calculation is not correct.
